So this will be my first home purchase and I want to make sure I ask all of the important questions. I'll probably throw in an offer of $116,000 and see if they take it. I've asked all of the questions that I thought were important but would like to know if there are any other things I should think of before I fully go through with it.

Suggestions from experienced home owners?

It's one of those things where you learn as you go, you seem to have a good grip of things. GOOD LUCK! It's really nice.
 
not sure but i'm interested in the question as well. I'll (well, my father) will be purchasing a home for me when I transfer to Arizona State Univ. this coming fall.
 
I used to live in Saskatoon.

Are you using a realtor to assist in buying? In regards to making an offer, I know that often these days sellers give little/no drop in price if you offer below price...probably even less so for cookie-cutter things like a condo.

you should see the houses/condo's that i'm looking at in Arizona for around 100-150k. Those things would easily go for a good 500-600 as well in california if not higher

I can't abide townhomes... well, not for purchasing anyway. I suppose you could always rent it out when you step up to a house. Nice to not have to do any yardwork or snow-shovelling too, I guess.

Yeah my gf's cousin works for Remax Saskatoon and that's who I'm using. These people seem like they want to sell quick so I'm hoping they'll take my offer, if not 117k is actually still a really good deal because new ones are going for 113k but these people have done like 10k work of upgrades so...
 
check to see if the walls are paper thin, how quiet your nextdoor neighbors are, any plan for building more units in the complex, any special assessment, clean 6D(not sure if that's what they call it in Canada), any increase in condo fee in the near future, read the condo doc over, etc, you have to take these stuff into consideration when buying a condo.
 
My wife just listed a 3 bd 2.5 bath condo in San Marcos/Escondido (I think it may be considered San Marcos) for $399,000. It was built in the early 80s. We went by there on Saturday to put a sign on the garage door and she showed me the place. It is about 1200 sq ft. It's a cute little place, tri-level with a 1 car garage (not attached). No view though and the HOA fees are $200/month.

I don't think you'll need to ask many questions. A good home inspection will uncover any potential problems with the place...at least here they would. That will give you the option to request that the current owner make any necessary repairs or you can walk away from the deal. I'd check the laws though in your area. A good realtor can help you out with those questions.

wow if i could find a townhouse like that in my area for $120K i would be all over that.

i'll be lucky if i could find a house like that for under $350K around here in Maryland.

definitely want to ask them why they are moving so soon....I see a red flag, could be noisy neighbors....

Just because it is new does not mean it was built perfectly.

Yeah, I'd still want it checked out. It only costs about $150 or so for a home inspection. Money well spent. I've seen brand new homes with cracked slabs or water damage which is very very costly to repair.

Stairs. They were elderly and didn't like doing stairs all the time.
