You should have just deposited the money in your account. The only thing a lender would maybe require from this amount is to have something in writing from your parents that the 13k was a gift and not a loan. They mainly want to look at your bank statements to verify your income and to make sure you dont have any other debts/payments that you forgot to tell them about.

One piece of common advice I've heard is to not have any unsubstantiated/suspicious deposits outside your normal payroll.

Valid advice, however your overthinking the situation. Having a family member give a cash gift/loan is not unsubstantiated/suspicious. As many others have said just disposit the check and if anyone questions it tell them what it was and if they want proof they will ask for a letter or statement.

What did you think that the mortgage lender was going to say? "Oh, we WERE going to give you a loan, but now that you have MORE money we just can't. Sorry."
