Security is my first priority. I couldn't buy a house in my area, but my rent is about what my mortgage payment would be in areas where I'd be far more worried about safety. I live in a duplex, and a couple of good screams would get the neighbors' attention.
Second is upkeep. Management pays for lawn care and repairs. I don't even own a lawn mower.
I'm not tied to a house; I can pack up and move almost at will. It's worth every penny.
