Update: I paid the $14 and started the eviction process. Court is scheduled for 8:30am May 12th.

To clarify a few things, they have been with me since Feb. of this year. If they pay their rent w/the late fees I'll let them stay and cancel the court date. Otherwise I will stay with the eviction and sell the property off to a homeowner and get my equity out.

I'll let you guys know what happens.

heh you arent going have any choice in the matter. IF they pay the rent (hell even part of it depending on state/local laws) you may be forced to keep them.

Have you looked up renters rights in the area? Might be a good idea if you havent. Some places make it very hard to kick someone out of the place. The court will tell them they have x amount of days to get caught up and allow them to live there.

 
Hopefully they signed a real lease with these late fees and eviction process mentioned as well...courts will side with a tenant most of the time.
