Anyone with any experience please impart your knowledge, it is much appreciated.
Pay to get your house appraised.Getting it 'comped" for free by a Realtor is not an appraisal.Only then will you know what your house is worth.Sitting on a property that is priced too high will not sell.Mrs SquirrelDog is a very successful Realtor(20 yrs),fsbo's that don't get a recent accurate appraisal have trouble moving their home.Shop for the appraiser, get one that knows his or her job well.Good Luck.
Print up a bunch of flyers and distrubute them to the RE offices in your area. Be prepared to offer a couple of points if they bring a buyer but don't state anything about compensation in your flyer.
Your local MLS will likely have a public side that you can access. (Google "my town MLS") Check to see what similar houses in similar neighborhoods are selling for right now. Be in the bottom 25% of that range if you want to sell in this decade.
Mortgage lenders sometimes offer free FSBO assistance and marketing if you promise to refer buyers to them for loans.
In this market some realtors will offer FSBO assistance for free. The theory is that in 60 days your house will still be for sale and you'll be begging them to list...
Craigslist > Newspaper ads. Go to postlets.com and sign up for a free account. You can make a slick looking craigslist ad with them in about five minutes.
Talk to a title company and see if they have any programs/info for do it yourselfers. The title companies seem to do the heavy lifting when it come down to the actual sale.
saying the RE market isn't at the bottom yet is a pretty ignorant statement. There are some areas that are still on an upswing and never saw devalueing...many that probably will not recover once the market as a whole rebounds.
Getting an appraisal is not really necessary as the comps in the area will dictate a selling price more than anything.
If one has to sell and sell quickly a FSBO is a slow way to go now unless selling really low. Find an agent and negotiate rate.
If you want to have your house sit on the market for a year, go ahead and sell it your self. Otherwise call a real estate agend. If you still don't want to call one, i will give you couple of suggestions. 1)Get house inspection 2)Get termites report 3)Look up your state disclosure laws, while you're selling as owner you still have to disclose some stuff as required by law. 4)Good luck, you will need it.
