It fvcking sucks trying to sell now, that's for sure. It took me about a year to sell my old place, and when I finally sold it, I took a pretty big loss.
To all who replied...we took the guys offer and have a closing date in 30 days.
Regarding the 'it is priced too high' I would agree in the 'current market' conditions...and I would like to think I am a realist and could see that the price would have needed to be lower to get more interest and sell...
The part that no one else has said in this thread is when you have a spouse (man or woman) that isn't on the same page as you and can't come to grips with things regarding price. My wife struggled with this the entire time we had it on the market and it wasn't until this guy offered on our house that I finally had to talk her out of fucking the deal up with piss ant counter offers so we didn't have to spend another 6 months in our house trying to sell it.
If we would have wanted to get out of the house in 3 months we would have probably priced it under 160,000 and and just ate it...
However in our case we just held out and saved money for our new home...and yes this guy probably offered more in the hood of what the house was currently worth...and we countered a little more up *4 grand* and we settled there.
We didn't HAVE to move which was key for us. We didn't have two mortgages to deal with.
Priced too high or simply has gone stagnent. Realtors look at "days on market" and if it's over a certain timeline they will simply ignore thinking it's got something wrong. I worked with a realtor last summer and she didn't like keeping listings active for longer than 90 days. If it was on longer than that it fell to the bottom of many MLS searches. She'd rather let it drop off the listing server and re-add it again so it shows as a new listing and refresh it's days on market amount.
This is how our previous realtor was, she always stressed on price point and days on market.
I'm by no means calling out the OP as i understand how stressful it is to sell a house (i never did but buying to me was one of the most stressful monetary things i've done in my life), but you said that you were selling on your own (FSBO), right?
Make sure you're priced right in the market. W/ my personal experience every listing that i've seen that was FSBO was priced $20-30K over what they should have been asking. for example, w/ the townhome i bought it was completely refinished and move in ready w/ new bathrooms and kitchen. two FSBO's were selling the same townhomes in the neighborhood but w/ completely original everything from 1989 and were asking even more than the one i purchased! they were very unwilling to budge on the price as well.
I totally agree and for the record I don't think our home was over priced and if it was it wasn't by much (I would honestly say 5 grand or less)...
We actually bought this home 7 years ago from a FSBO and he originally had it listed at 162,000 (he had purchased it for 124,000 2 years previously) I was like F that mark up...he had done some nice things but not 40,000 grand worth...
He must have been in a pickle because we offered like 142 and he blew me off right away...the next day we settled on 148,000.
Other FSBO we looked at people had no clue on the price and didn't want to have nothing to do with lowering it.
