Roomate Problems !! NEED ADVICE !! UPDATE: Someone is moving out

UPDATE:

One roomate is deciding to move out. The other roomate is supposed to find someone to move in. I have 2 questions:

How long does the leaving roomate have to be financially responsible for his room ? What if I dont want any of the roomates that are selected to move in by the other roomate ?

Ok Im going to try and sum this long story as best I can.

This past Monday was Yom Kippur, and I spent the whole day fasting and praying at Shul. I live with 2 roomates. Apparently while I was at synagouge they got into a HORRIBLE fight about some dumb shiz. The fight got kinda physical (pushing and shoving) but eventually the more self-controlled rooomate just walked away.

Now they are talking like there is NO WAY they will live together. But we are all 3 signed into a lease that doesnt end until July 2003.

One roomate is talking to a lawyer. Can he do anything legally to get out of the lease ????

One roomate is claiming that he will rat out the other for being a drug dealer. Wont that come back to burn all 3 of us ???

leases usually have clauses about how to break one. he doesn't need a lawyer to do that, but you will need one to sue him for the money that would have been paid that the remaining residents now have to cover.

as for the other... probably.

Are you in an apartment? University housing? If the place is affiliated with a university, typically they will move you guys around. Otherwise, if all three of you signed the lease, you are stuck. If one of them bails on the lease, the complex will go after him. However, the other two will probably have to find another roommate or make up the share of the rent. If only one person is on the leaes, that person is really screwed.

One of the two should sublet the place to another person. That would be best.

Dang, I sure am glad I know who my roomate is gonna be. Those roomates sound like they suck and are playing games with each other. I'd find a new place or somehow figure out that whole lease thing.

can you find a replacement for the one who wants to move out? I'm sure it states on your lease that you can replace one tenant with another just as long as the manager approves.
