House 1. Loved the place. Deal fell through on the last day, thanks to some mistakes made by our broker.

Fast forward to 2 weeks ago. We put in a purchase offer on another place. It was faxed to the seller's realtor immediately. Our realtor said he had trouble with her in the past because she would drag her feet to try to get someone to buy through her (higher commission). Well, that's what happened. Apparently, she waited a week and ended up with another offer.

Now, we've been asked "what's the highest you will go on this property?"
Her position is obviously, let her buyer know and let them go $500 more than us, so she gets an extra few thousand on the commission. So.... we're screwed again. GRRR!

Have you considered filing complaints with the Board of Realtors for your state? It seems like such mistakes should be documented and the bum brokers dealt with.

I hope you told her that you're rescinding your offer so that she doesn't make a dime more.

I am not much of a fan of realtors (and middleman in general). Many bad ones out there. They don't do much and collect a big fat check. It's amazing there are so much middleman business in this country.

Uhh, get a new REALTOR dude. they aren't all dumbasses like yours. That's why word of mouth is such a great way to fidn a REALTOR. Who's going to recommend someone that jerked them around?

Reading comprehension isn't your strength. It's the SELLER'S realtor that's jerking us around. My realtor isn't a problem at all (although I switched realtors from the one I had for the first house.) My realtor has been calling daily and getting ignored, no returned phone calls to him, etc. Making the seller switch realtors is beyond my powers.

This is so frustrating... there's not another single home on the market in the area that I'm interested in... We better not lose this one.

Unless you have specifically hired the Realtor your are dealing with to represent you, please realize that this individual is working for the seller, not you, the buyer. There are Realtors out there that can be hired to represent you the buyer. But they will be paid by you.

Sellers pay the commission so this individual is working for them.

Having said that, your Realtor most definitely has an interest in working a deal between you and the seller. That is how he/she will be paid.

The listing Realtor is bound by law to present any and all offers in a timely fashion. If he/she has a reputation for delaying the presentation of an offer from other Real Estate companies, then the Broker of the company you are dealing with has the responsibility of stepping in and making certain that the selling Broker is aware of this situation.

If this is a trend that has been ongoing and it's sounds as if it is, you should report these parties to the Board of Realtors that these people belong to. If you get no results there, go to the Board for your state.

These people are breaking the law.

This kind of behavior is not lightly dismissed. There are penalties to pay.
