Real Estate Consumers Are So Damn Stupid!

Gawd, I just finished watching "Designed to Sell ", which is something us old folks tend to watch, and they just had another "success story". Put literally a few hundred dollars worth of repairs into a home that's been hard to sell, and voilà, it's sold!

The trouble is, this is true! The biggest purchase a consumer will ever make in their life, and they pass over it due to a few hundred dollars worth of cosmetics. Typical, I guess... :roll:
 
I love stupid design shows like that. Going without them is the worst part of not having cable.

And yes, home buyers are kinda dumb. People tend to not see the potential in things.
 
I know a few folks who basically bought a house for around 200-300K... and in a few months sold the damn thing for near 420K. Whoever bought it is a MAJOR chump. Buyers beware to be PWNED or BENT over when buying your house in this overly inflated housing market.

It does actually affect people and their opinion on the house, but really really it shouldn't.
Cosmetic details and how the CURRENT owner has THEIR furniture should NOT affect a buying decision, it's the most retarded thing ever.
You're going to have your own stuff, so who cares what the current owners have done with theirs?

I tend to watch those shows and agree. Seems that people look at other's furnishings more than the home itself.

Just another reason that the housing market is out of control...

lol, my dad is a RE agent also, he has stories of sellers borrowing a mercedes, parking it in the driveway while potential buyers take a look.

I think I'm probably the opposite of typical... I'd ignore the current furniture and picture how I'd arrange my own furniture (or new furniture), and I'd look for cosmetic things I can improve. I'd rather buy a house that looks kind of crappy because I could get it cheaper and make it look better.

If you were were to compare two exact cars, one with a clean interior, and the other stuffed full of fast food wrappers, empty pop bottles, and other assorted piles of refuse, which car would you buy? You'd buy the clean one assuming equal price and everything else.

Same thing with a house.

Given two identical houses, you'll naturally gravitate to the one that is more visually appealing to you. The market is so flooded with homes for sell right now that it comes down to emotional decisions like that.

Yep, thats why RE agents suggest you bake cookies before a showing. It's silly but it works.

Another story: My wife's aunt paid $300 to have a company move two rooms of furniture into the house they are selling

For most home buyers it is strictly an emotional decision and not a financial one.

1st rule selling a house.
 
We had a problem with my mother's RE agent. For pictures to show online of the house, he really didn't show the house off at all, but rather some of her nicer furnishings (antique china cabinet comes to mind.) It seems that he realizes that this is simply too true - people aren't looking at the house itself, but rather what it will look like when filled with nice possessions.

agreed. i'm looking at houses right now and it's amazing what people think are important when buying a house.

me i look for structure and layout things i can't change without putting a lot of money into.

other people they look at the furnishings other people put into their own homes. how stupid is that?

  5. ?... that's about it!
