Wait until hurricane season is over to get some real cheap but semi-wet deals. 😉
Way back we were looking for a house to rent. One place we checked out was down by the river. We asked the landlord (via phone) when was the last time it flooded there. He said it never flooded. There was a freaking water line about five feet up the exterior walls. We didn't even bother going in.

If you would ask such a general question and of all places, ask it on ATOT, buy some bank CDs. You don't need to be investing in real estate.

What city/area?

Single family residence, condo/townhouse, house boat, cardboard box, etc.?

Price range?

You realize you'll be neighbors with CasioTech, PAB, Alky and George Zimmerman, right?

Again, anything, anywhere, at anytime can be a great buy. It goes beyond state, down to city, neighborhood, the property, the school district, and most importantly the price relative to comparable properties and also you ability to pick out quality renters. You can have the best property in the world at the best price and still lose money if you pick crappy renters.

ATOT cannot give you this advice. If you need advice, it would appear you're not ready.

Hmm, even being elderly wouldn't make me want real estate near the coast or any other uncontrollable body of water that might be raised as a result of global warming, or even unpredictable weather patterns due to the sun, magnetic pole shifts, Yellowstone, asteroids, hurricanes, tsunamis, you get the idea. And even sink holes, everywhere, because the water level is slowly rising during high tides and storms regularly in some cities.

Hi smart atot people

Is now a good time to buy in Florida? Or a bad time?
The market in some areas of Florida is coming up off its bottom. Last July we closed on a condo with a purchase price less than 50% of what the previous owner had paid at the peak of the market.

I don't know if it's like this statewide, but I can go to http://www.collierappraiser.com/ and look at the sale prices of any property in Collier County. Pretty helpful in making a decision.
 
Depends where in Florida. Above I4 you can't go wrong as prices are still relatively cheap. South Florida/West Coast near waterfront is very overpriced right now. I feel like it is 2006 again. I want to buy a house and can't afford a small 2/2 condo with current salary(CPA at large firm) 2nd job and student loans. The market is overun with investors buying anything under 300k cash. This has had the effect of making home prices race up towards the 300k mark. That seems to be the limit though and then you get leaps in value. At 350k you get way more for your money than something at 275-300k.

It will def come crumbling down in the next 2-3 years. Or at least a realistic adjustment.

Is this related to the Fort Lauderdale questions previously?

If so, between I95 and US441 will probably be your best area to look in.

West of 441 will be newer homes that you will have to pick carefully for value; based on municipality.

East of I95, you are getting into waterfront property prices.
