Real estate advice needed

You actually live in a great part of the country already for retirement. It usually shows up on the "top retirement spots" based on access to health care, cost of living, population density, and climate.

One thing you should research before you buy is what their retirement tax situation is. If you have a 401k/pension situation, you may owe state income tax on those disbursements when you get them. There are only 7 states that don't tax you that way...most of them have loose women from what I hear too.
 
Deals fall through all the time in real estate. Most common are financially related due to mortgage issues with the buyer -which means nothing wrong with the property, and inspection issues that can't be resolved, in that case things get more worrisome.

With all the wildfires that are followed up by flash floods out West, you should consider that as an opportunity to get some freshly cleared land as well. Many of those areas will be prime again in less than 5 years after trees start growing back. Of course, if those neighborhoods have HOA's, they may be required to plant full grown trees with specific height minimums and maximums far more quickly.
 
Man, I tried to buy a house a couple weeks ago, we were the only people that saw the house and it got bought out from under us by someone who just saw it online and made a cash offer. I can't image spending that much money on a house you have never even seen in person. This market is insane.

Just because they made an all cash offer at asking doesn't mean it isn't contingent to an inspection/viewing. If you have a very fast moving market and money you could easily lock in an offer but then walk away sighting issues with inspection.

Seriously though. The news makes it sound as though the further North a state is, the more likely they're going to have case spikes. National news has highlighted both states recently.

I'm hopeful the states seeing the worst surges get things under control for the sake of the healthcare systems and patients struggling with other illnesses.
 
Those land prices are depressing. I’m also looking at building a house pretty soon and land prices are more like $100-200k per acre in the town we’ve chosen. I guess nice private space is more at a premium in the northeast .. but it’s NH, not exactly the most populous state.
 
I find the more land, the less per acre. Been seeing the odd 40-160 acre plot go for around 60-70k in my area. Too far from work to live there as it would be like an hour out, but I do want to secure something for future retirement as well, and to have a place to go camping. (these are basically forest plots). These areas are in super low tax areas too, like 50/year, and no building permits needed. They sell fast though... next year I will get a realtor and try to secure something before it sells.

COVID doesn't kill those who are able to propagate the species often. The West Coast got a lot of money in the cities, so I highly doubt values will ever tank that much. The South is where the cheap stuff is and has always been that way since it's not a desirable place to live(weather/logistics/proximity to money centers).


Governments are truly stupid though. There is a lag with COVID between getting it and the numbers actually getting recorded. Preemptive policy should be implemented with that in mind instead of waiting until after the numbers start inching up to change course.

too late for you, then. Us Americans would have bought up all of your cheap Canadian peasant land for our own individual needs when it gets too hot for our children to live at US latitudes.

That would make this a "hard pass" for me. Surely you can find something you like better...not a "settle for" in a place that DOESN'T have a HOA.

HOAs are essentially quasi-governmental corporations but cannot be held accountable as easily as actual governments can be held to. You have to pay lawyers fees to dispute something. It's a war only the better off can afford to engage in.

Honestly that's why I want to acreage. I know within the next few decades most of the US will be inhabitable, and Flordia will probably be the first to go. All those people will come here. 😱

That and and Ford having cancelled the tree planting program in Ontario, they don't replant after logging anymore so we will start to run out of forest.

The reason people go to Florida is to escape taxes and expensive housing and then die there. (yes, dark humor, but sooo true). Or for Cubans, to get out of a crappier place. The coastal cities also have the ocean tempering the temperatures just enough so it isn't oppressive hot too often in summer.

It never was a real estate sink to begin with, hence its lax tax code.

Canada is not cheap and has even less tolerable weather, which is not what the grey hairs going to Florida want. I'm pretty sure dying in -10 degree weather in Winnipeg is not exact how someone wants to spend their golden years.

Although, many would appreciate how Montreal's strip clubs are more lax than any place in America.

Thing is in a couple decades Canada will have Florida like weather. Florida will have weather closer to what hell has if it's not under water. 😛

Ok, but North Dakota has all the Canadian weather problems but gets to be part of the Union.

It will be a while before you guys become a world power with a melted Arctic and suddenly get the desire to annex Alaska for oil. The melted tundra will suddenly be developed over.

Even so, desert formation requires the lack of...moisture...a juiced up Gulf Stream is NOT that.....

Vancouver is the only city you have that can rival a city in California or New York City.

If you're talking aboot Nort Dakota...they have over 750,000 people who somehow manage to survive there. That's enough for a mid-sized city. (and a city WAY bigger than any in which I'd live)
