You'll get the gist of it once you read... does this have any merit? I am just trying to protect myself and he has already verbally agreed... just needed him to sign it.

I am sending an engineer to inspect his house before I buy, but there's a chance he may still sell to others (he says he won't). I wrote this up for him to sign. Keep in mind that HE is signing this... so "I" means him. "rh71" would be replaced by my real name

Upon commencement of inspection of the house and/or property located at xxxxx, I attest to the acceptance of the $xxx,000 offer for the house from (rh71). Should I choose not to sell the house to (rh71), I will immediately reimburse (rh71) for the full amount of the cost for inspection.

You don't want to use the term "house" anywhere there.
Always term it the propery located at 123 dirt road, town, state, etc..

or set that in early in the contract, and relate to it further as "property" or "land" or "estate"

Whether buying from a regular listing, or from owner, you need to write and sign an offer to purchase (which the seller would sign to accept) which would include the sort of thing like hanging on to deposits, home inspection, etc., to protect yourself and your money. You need a lawyer, they are not that expensive especially compared to what you have at risk.
