Questions to ask when looking from a room to rent.

Found a room for rent and will speaking with the owner of the house that I will be renting from tomorrow, and I just want to know what kind of questions I should ask him.

I will be sharing the house with two other people and I'm hoping to meet then while looking at the house so I can see if there might be any issues living with them. Any tips on picking out a potentially bad room mate?

what kind of heating, can you control it directly, is there A/C, any noise complaints before, what kind of contract 12 months or month to month etc
 
Ask them if they are being truthful about the ground rules and don't passive aggressively changed them when they get annoyed. Yes, I'm bitter.

How are utilities billed if you're out of town for a week or more?
How much do you hang out together?
How is cabinet/fridge space handled?
How are house chores shared?
What are the house rules about noise levels during the day/night?
Are people in the house more party-types or stay-at-home-quiet types?
Are there any clubs/gatherings that meet at the house?
What are the policies on daytime/overnight guests?
Is anyone on the house on meds for mood/mental disorders? (Odd one but I've lived in one place before where I really wish I had asked this.)
How is parking handled?
Who does the accounting for rent money, etc?
Are there shared food expenses you'd be expected to contribute to?
How clean/messy are the people in the house and how clean/messy do they expect you to be?
What are the pet policies?
Who determines the house temperature?
Is there storage space for you to use?
If you do any type of maintenance on your car yourself, do they have policies against it?
Who handles yard work and are you expected to pitch in?

Pretty damn good list right there, think I'll just print that out and fill in the answers as I get them.

The guy I'm meeting with doesn't live in the house I will be renting, he owns two houses, lives in one and rents both. The area I will be living in is a Tech area and any students living there are going in for their BA/BS or Masters so party animals won't be too high of an concern, I'm really hoping this works out because its less than five miles from my company so going from a 30mi commute will save me a good bit of money in gas and stress.
