There has to be something more to the story though - Why is it that plenty of rental places - including corporate apartments still use carpets?

I agree with you - in hindsight laminate seems about as cheap as carpet - yet more reliable and more sturdy.

Carpet deadens sound and hides uneven floors.

Also charge EXTRA if the tenant goes over the water limit cap you set per month. Hopefully the unit has its own meter and they can pay for their own water instead of you.

I made my last slumlord replace the carpet with vinyl wood flooring...it was a former crack house...the smell was unbearable.

You're in Canada where tenants have rights. Down here, landlords write the laws.

FYI some states or cities have ordinances about how often carpet in rental units must be replaced. For example in the city I lived in the carpet had to be replaced once every 5 years.

I checked with the city and thankfully there is no law regarding carpet or flooring for rental.

In-laws approved laminate flooring, so now is to find a good place to get the floor measured and install after the tenants moved away.

Check with a locally owned place instead of a big box.
