The seller told me today that she didn't know the name of the home builder? Do you think she is hiding something from me?

Questions:

1. How do I find the name of the home bulder for sure?

2. How do I know for sure that the price she quoted me is fair and I didn't get taken for a ride.

3. What do I need to look out for when time to close the deal? Any advices, suggestions, etc. ? Thanks in advance.
 
she may not, especially if it wasn't a new house when she bought it. usually, the builder's name doesn;t mean anything....look at the quality.

Look at when the house was built according to the county/city Recorder's office - look at the certificate of occupancy and/or the initial building permit.
 
If the seller isn't the original owner who had it built, then they may not know. If they are the original owners then that would seem odd.

As for price: Has it been appraised? How does it compare to other houses in the area? This one's pretty easy to determine.

You should have the house inspected. The deal closing can be contingent upon certain criteria being met in respct to the condition of the home and whether any repairs are needed prior to closing. You don't want to buy a house only to find out it needs major repairs like plumbing, roof, and electrical...etc.

She is the 2nd owner of the house.

DMT: how do I go to the Recorder office and look for the cert of occupancy/initial permit? Never done that before.

Everman: the house will be appraise this coming week. I will get it inspect ASAP. How do I find a good home inspector?

FotoT: I buy this house directly from her, no agent for either of us.

I find another house near by, very similar, but 200 ft smaller and about 2 grands less. So good, bad??
 
If you dono't know what you are doing perhaps you should hire a buyer's agent. You pay them a flat fee to take care of the details.
 
As far as the price she quoted you, be aware that you can offer whatever you want and if they accept your offer then then that's what you pay for the house. I offered $2500 less than the owners were asking for my present house and had them thrown in the nice large side-by-side refridgerator as well and they accepted my offer. On the first housr I bought, I didn't know any better and paid what they were asking. The realtor won't tell you about offering a lower price than they are asking because they want to make as large a commision as possible. If they sell it to you for less he/she makes less: Get It?
