ah interesting. so it's not like these are easy to find then 🙁. i'm looking passively, hoping to find a home to live in some time in so cal.
 
I think if you look around you'll see the wave coming. There is a whole new generation of low commission and flat fee brokerages starting to pop up. We're trying to get one going over here. Our problem is finding a broker who will head our office.

Being a realtor is more than a job... it's a freekin' culture. It's also very frustrating as they never react well to change in the industry. What we're doing (or attempting to do) has a lot of people mad. They're not worried about losing business to us, they're pissed off because they think that what we're doing makes them look bad. Duh.

It's amazing the resistance we see against what we're doing. You'd think with the huge embedded base of starving brokers on this island that one of them would be interested in heading an office that is leading the charge into what wil eventually be the future of real estate sales. But no. Nobody wants to do it. The brokers we've talked to all agree that it's a great concept but they don't want to be associated with that concept because they don't want to be excluded from the social club that is the Realtors Association.

Madness.


 
realtors are good at keeping noob home buyers like yourself out of trouble. They also keep the market competitive by trying to help you give low offers and fighting to sell you a home. The 6% is not even what the going rate is these days. Many realtors, work for 2-3 percent. /end thread
 
the agents i've spoke with have often been real manipulative/persuasive salespeople... they really didn't seem all out to help me, but more to help themselves. maybe it's because all the ones i've talked to are chinese females (culture thing?).

Also I have found most agents charge fees above and beyond the 6% for clerical work/administration. Such BS.

You can negotiate that though...I flat out said 4% and the other 2% goes to my closing costs. There were two agents involved which usually happens; the listing agent which did nothing and the agent that I was forced to use to show the house (the seller's sister).
