Question about a lease

An argument between friend and I: Can you rent out property that you are leasing? eg. could I lease a house or apartment, and then rent out rooms from this property to others and collect rent on my own?

No, when you sublet, someone else takes over on your lease and pays the same company for rent that you would normally pay.

I'mt talking about running your own business. You're leasing a house, and want to run your own leasing company out of it, essentially. You're out to make a profit.

it may. depends on local renter laws. some say you can some say you can not. Some even limit how much you can charge (the rent you pay).

I would assume yes because it counts toward subletting. That is, if the landlord allows.
