The lot is incredible.
The location is prime.
The school district is excellent.

Wifey is 15 minutes from work. We're 10 minutes from my parents(free future babysitting!). It's a few minutes away from a great shopping area but still in a very quiet and secluded spot.

Home is a bit older (1979), but with a little bit of money and some weekends worth of spare time it will shape up quite nicely. Lots of room to start a family in.

Offer acceptance deadline is 10:00PM tonight. We looked at it on Satuday, one of the first people to view. They are having a lot of showings today, but we'll have the first offer down.

It's going to be a long day waiting back.

holy crap houses are cheap there...that same house in an area like you mentioned would probably net at least $400k here in NJ.

That's one of the beauties of the midwest. Reasonable living costs. Yeh the weather sucks (not that the east coast is any better), and yes it's flat, but it's calm, quiet and inexpensive to live. Great place to raise kids IMHO.

We had the opportunity to plant down in Phoenix, AZ but I just wanted more room and an actual backyard for kids to eventually run around and play in.

With the money we save on housing, property taxes, income taxes, and car insurance, we can travel to the fun places when we feel like it :)

Nice house. That's the bad things about newer homes....you rarely see a lot that size anymore.

We went the FSBO route for a month. Had some looks, and even a couple second looks, but no bites. It's a tough market in our current area and just need more exposure. Plus for some reason people just feel better spending $10,000 more buying a listed home instead of FSBO. I don't get it. I'll just accept the loss and GTFO of here.

We listed with a realtor that came very highly recommended by several unrelated sources and she is also the 4th highest seller in the area. It'll get sold. Now is just a question of how long and at what price. :frown:

Oy. You wouldn't believe the crap we went through with ours. A couple made an offer the first week we put it on the market (FSBO) and then shenanigans began. The couple was from Nigeria and their Nigerian real estate agent was trying to scam them and us (even went so far as to forge their names on the contract). The real estate agent was eventually kicked to the curb but it was a month long constant headache.

Whoa!!! That's cheap for a house that big.

Depending on the material used for the construction, that house would easily be in the '000,000s here.

Not only that, but I hate all the new subdivisions where every other house is the same floor plan and there ar no trees except for the the tiny ones they planted. You either have to buy into an older established neighborhoods or be able to buy into an ultra-expensive subdivision just so your house isn't the exact same as your neighbors.

heh i paid $149k for a 2k sq/ft (built in 83) on 3 acres!

but then i live in Il wich sucks. though i am about 25 min away from the mall and 3 decent size towns. to bad costco is 35 min away heh

Not only size, but also with nice, mature trees and landscaping.

Yeh, the house isn't as fresh, but that's something that can be done with some money here and there over the years.

i also, i think there is a distinct lack of craftsmanship in the newer homes vs older homes. i recently bought a home built in the 70's also and am extremely happy with the house. overall it feels a lot more solid than my previous home which i bought new in '01.

anyway, good luck on the house.

so that you can see price differences, i bought a home in yardley, pa built about the same time as the one you put an offer on, 3200 sq ft but only a 2 car garage.

house cost me $465k.

this home in NJ would go for $600k.

crazy out here.

Hey, if you end up moving there, you will be on the good side of the Mississippi. I actually go through Peoria quite often on the way to my GFs.
