Yes this is a good idea. Should definitely raise the rent to cover a gardener. They obviously need to vet the people they rent to better too. What's usually involved in background checks and interviews anyway?

Yeah I know it is. Try telling my mother that. I love her but she is as stubborn as a mule about lots of things. She will probably say we will get better people next time, lease expires in a month or two.

The first renters we had, yes. They were redneck types with money problems. But probably not with this family. They just have no sense that the property needs to be looked after in any way. They live like pigs in it and they don't care because it's someone else's. Money wise they are fine though.

Sounds to me like your parents are not doing their job as owners by getting background checks and such and not evicting the renters when they should. 🙁

If they are not up to it maybe it's time to simply get your mother to sell it before it becomes a ruin and not worth anything.

However ONLY for the initial process of choosing someone and vetting them, she doesn't want to have to deal with the company after that. I told her I didn't think such a service exists. Does it? Are there companies that offer such a one time deal to help you find a good renter, vet them and do all the paperwork, but end it there?

Look up property management companies in your area. A Realtor is not who you want to talk to.

Usually they will have two different services, a cheaper one where they only handle finding and vetting a tenant, usually handle the interviews and credit checks, etc. After that you are on your own. Then another more full featured service where they handle all interactions with the tenants and you basically collect the checks (or write the checks if you have to fix something).

I manage a bunch or rental properties, mostly commercial and industrial, but a few residential as well. I do the property management for all of the commercial/industrial properties myself, but I hire property managers for the residential. It simply isn't worth the hassle for me.

Residential rentals are a complete pain in the ass.

Thanks! The former service is what my mother was looking for. I tried to talk my mother into the full service but she doesn't want to do that. I wasn't sure the cheaper service you mentioned even existed but that is just what she wants.
