Yeah I'll talk to my mother about going through a company. I know her answer will be no, she doesn't like spending a penny more than necessary, but it's worth a try.
Yes this is a good idea. Should definitely raise the rent to cover a gardener. They obviously need to vet the people they rent to better too. What's usually involved in background checks and interviews anyway?

Seems like a simple credit check alone would probably prevent about 90% of the problem renters from getting in.
Sounds to me like your parents are not doing their job as owners by getting background checks and such and not evicting the renters when they should. 🙁
If they are not up to it maybe it's time to simply get your mother to sell it before it becomes a ruin and not worth anything.

So I've talked to my mother about it and she WOULD like to go through a 3rd party company. However ONLY for the initial process of choosing someone and vetting them, she doesn't want to have to deal with the company after that. I told her I didn't think such a service exists. Does it? Are there companies that offer such a one time deal to help you find a good renter, vet them and do all the paperwork, but end it there?

Look up property management companies in your area. A Realtor is not who you want to talk to.
Usually they will have two different services, a cheaper one where they only handle finding and vetting a tenant, usually handle the interviews and credit checks, etc. After that you are on your own. Then another more full featured service where they handle all interactions with the tenants and you basically collect the checks (or write the checks if you have to fix something).
