I've still got a couple months before we finalize these and get permits. I'd rather make changes now.

What do you think?

1200 sq. ft. downstairs
1100 sq. ft. upstairs
500 sq. ft. garage
-----
2800 sq. ft. approx.

That looks like it's going to be a sweet lay out. 2800sq ft will give you plenty of room to run around in also. Can you get a bigger garage? Maybe a 3rd stall or even just to kick out the side about 5-7 feet for storage,lawn mower,bikes etc?

BTW, that's some big bells you have there. ;)

I'd really like a 3 car garage, but the lot is only 60 ft wide. The main part of the house is 40' wide and smack between the setbacks (10' + 40' + 10'). I think we can 'kick out' part of the garage though as that section is only 1 story (and thus requires only a 6' setback).

Our first house had a 1 car garage that was turned into a family room and our house now has a 2 car garage and I thought that would be fine since we had zip for the first house but after about 30 minutes of moving in I realized a 3 car would of been better. You can never have enough garage. :) We can get 2 cars in there but it's always nice to have room to work.

Agreed! Storage is less expensive to build and a premium when it comes down storing your old PCs and CRAP.

LOL @ the WIC comment :)

As for the patio, there should be a good sized backyard. Plenty of room for that sort of thing.

data closet = a place for servers and the 'heart of the house'. Gotta have a video distributions system, audio distribution system, network equipment, security system, PBX system, etc.

Some people are telling me I'm wasting my time with cable. They say wireless is gonna take over. I just know there are so many things that Cat5 can be used for. Telephone, IR, Security, Intercom, oh... and Data.


I just figure I can't afford NOT to put in a lot of cable. It's so cheap to do when the house is in the framing stage.

i got a question about cat5 wiring in houses...are there like hubs in the walls or what? you cant just connect all the pc's to one string of cat5, ya know? how does that work?

That's like an older daisy chain set-up. The problem is, any part of the wire goes bad and every PC down the line is out.

The trick about having a 'data closet' is that there is a seperate cable run to each and every room (or two or three or four cables). This is referred to as a 'home run' set up. From the data room, you can connect and configure cables as your needs demand. Many more options this way.

Looking good. Did you get that bonus menu working?

I just did a course a couple of weeks ago to get me up to scratch on the new AutoCAD 2002. Not too much change to 2000 but still some good improvement. I love it.

I would put a 1/2 bath right off the garage. Nothing like working on the car or in the yard and having to track oil/dirt through the house when you need to take a pee. ;)

Other than that, it's one of the better looking plans I've seen. :)

An outside elevation would be cool to see too. :)

My only 4 comments would be:

1) Wow, nice house!
2) Not that you can do much about it, but having a turn in the staircase will turn into a major pain. It looks nice and takes up so much less space, but as soon as you have to move a bed up those stairs you will hate yourself for having one.
3) I don't notice any linen closets. Without them, you will have to store towels, sheets, etc. in bedroom closets, which is a pain. It's nice to have one or two central locations for that stuff.
4) Where's the hot tub?

You should invest in some conduit. That way, if you ever decide you need to replace or run more cable, it's that much easier. Also, are you planning on buying plenum rated cable?

As for going wireless, personally, I don't think it's worth it just yet. Wait until the speed is comparable to copper.

So, with this ocean view and all, how much is this going to set you back?

There's 1 hot tub dowstairs, 2 upstairs and a linen closet upstairs also.

So where's the 3D animation? ;)

No :eek: I've had to turn layers on and off, but that's been working OK.

Haven't decided yet. The majority of the house will be covered with plain old alphalt tile. Are you thinking of a glass or clear material? I'm thinking of making the rounded wall of the dining room all glass.

Yea, I know... but as you mentioned, it's a matter of space. Also, it may continue on down to a future basement/storage area.

There's one upstairs, between the two bedrooms. I still need to find a place to put one downstairs, by the restroom. As for the Hot tub???

Gerat plan overall looks like you have a good eye. What is the ocean veiw of the Pacific or Atlantic? I did my own upgrade at my house a couple of years back I pulled the garage down moved it over 6 feet and added a family room behind it thus allowing a larger dining room and a larger kitchen. I did the design myself. Here are a couple of suggestions.

1. Larger garage you can stay with a two car but wider by a couple of feet and longer by a couple of feet. 24x24 or 24x26 long. Also if the house has a raised foundation raise the sidewalls of the garage up to meet the highth of the house you might get a 91/2' of 10' tall garage and the extra highth is great for storage of bikes and such. I have our bikes on a simple pully system and the cars still fit.

2. Master bath is ok this design works well. Change the bath #1 to the same design by either swaping the sink to the north west corner and puting the door on the south west corner. Or you could move the door to the west wall and move the sink to the wall opsite of the wall. You might even want to give up the walk-in closet in bed #1 and make the bath longer keeping the door on the south west corner to be able to get double sinks in this bath. You might think of the double sinks in the master bath as well. Nothing like two sisters or brothers fighting over one sink in the morning before school.

It looks nice. I'm for more centrally located large open rooms (party house) but thats because of my age. If your looking for ideas, which you probably aren't, pick up the Better Homes and Garden's Floor Plans magazine that just came out this year. It is awesome.

Depends on the aspect, climate, weather, etc. I'd probably keep it to a normal roof cover though. Plus, glass roof aint cheap and it's a bad insulator.


You could put a linen closet under the stairs possibly.

(Oh, by the way, our lot is at the bottom of this cul de sac, straight ahead from this picture.)

be careful with what you use - i can attest that living in florida, you don't want any sort of clear material - during the warmer months (well hell, u live in hawaii, its not like there's that much cooler:)) you won't be able to use the table past about 7 am until dusk, it will just be too hot. not to mention the fact that it will seriously warm your house because of it. some of the better plans i've seen for a dining room area are either wood, w/ the beams exposed - makes for a great homey feel for the room, or copper - very classy, but not too overstated.

edit, realized one other thing, just a suggestion of course:)

in the kitchen, you might want to put an island - i don't know how much you cook or anything, but i know how nice they can be for the extra counter space and extra sink if u put one in it. the way i see that you could do that would be to push the southern countertop out a few feet. it would seem to work because the entrance way seems to take a turn and has some extra space there. not sure if it would work of course, but just a suggestion:)

As long as you are running Cat5 you may want to consider running a fiber line as well. You may never use it but, it's not very expensive and may be very handy in a few years.
