I live In North Wildwood. About 5 years ago you could purchase property cheaply especially in Wildwood, but ever since the real estate boom during the last couple of years the old homes are being torn down for $250,000 condos.

Would you spend $300,000 for this..

When this is sitting next door to your investment?

Some nice condo's. Only 1 block from the beach!

but... this place is only 2 houses from your $300,000 investment.

You might change the sign on your mom's front door. It's "We're Open", ala "We are open and air conditioned", not were.

Actually the first condo is sold. What's funnuy though is down the block there are thugs hanging out on the street corners. I'd have a hard time putting down that kind money if the city wasn't cleaned up. But hopefully the condos will chase out the scum bags. If they can't afford to live in Wildwood anymore then they will have to leave.

That's what people are hoping for anyway.

It's already happening. The problem is people now think that they can get $300,000 plus for their lot. I don't have that type of money but if I had the hindsight that my buddy had then I would have bought property in the mid 90's. My buddy made $200,000 on a lot he bought for $80,000 6 years ago. People thought he was nuts.

He definitely got lucky and he made a wise investment. Lucky bastard.

Well it's actually a little mall. There are other stores in the mall that are opened. My mom is still closed until tomorrow. My parents are getting ready for the big weekend.

I'm telling you guys I should waiter at the cafe. My mom's friend waitressed last week and made $150 for only 4 hours of work. And it's so damn easy. The town is wealthy and people have money to burn. The name of the town is Stone Harbor. $800,000 homes are the norm here. And these are only summer houses for most people.

I don't even think those houses look that bad. Nothing that fresh paint and a little renovation couldn't fix. A DIYers dream.

You force them out. Raise the property value to a point that they can't afford to live there anymore. Also, the city might be able to claim emminent (sp?) domain. Offer them a reasonable price for their land and if they refuse then the city will take it from them. It's cruel but if the city wants to clean up its act they may have to do this.

$300k for that isn't bad... especially cause it looks like you can rent that out for profit over time... but who'd want it if they had the eyesores right next door - you're right.

It's hard to pull off the eminent domain thing in these cases. The land is so valuable that even if the government lowballs them, it's still way too much and they won't do it.

Eminent domain is too often abused and you don't want to go that route - if they pull it off, one day they may decide that it's YOUR home that's standing in the way of someone's multi-million dollar dream.

Yea, the projects in my city are pretty damn lame. Still though, if you?re a white dude strolling through at 2am in the summer you will get a beat down.

Mostly retired people from Philly and North Jersey. Also, people that are looking at the condos as an investment. They can rent them out for the summer and within 10 years the condo will have paid for itself. Then they can visit the the shore rent free if they please.

Yea.. the problem is we have thugs from North Jersey that come down here to visit in the summer. You guys should see all the rice burners. You'll see young 18-19 year old African American and Caucasian males driving $50,000 BMW's. Where the hell do they get the money? To be honest they look like thugs. I hate generalizing but thats what I notice.

I remember walking into my local WAWA last memorial day and the place was packed. I then noticed this young Latino male drinking beer in the open. He was heavily tatooed with gang symbols. I wouldn't want to mess with the guy. So imagine if you purchase a $300,000 condo and you have to put up with this non-sense all summer? Then imagine if you have a wife and a child? I'd be scared sh!tless that something would happen to them.

That's why Wildwood has been working so hard to recoup their family-friendly image of ~30 years ago. It was "the place to go" but the glitz of being a "normal" Coney Island kind of place accumulated a lot of riffraff over the years. I don't go to Wildwood for any reason. Ever. If the crowds aren't enough to keep you away, the thugs and punks that comprise half of the throng will be!
