House #2....my god I wish I could buy a 4BR/3BR house for $160K in CA =/ That house would be like $400K here or some crap
 
I'd pick #3.
I like #2 but its already reduced so $159,000 is pretty much it.
You can probably get #3 for $150,000 ??

I just saw the interior shots....the house is beautiful.
#2 doesn't have any interior shots so I can't compare.

#2 looks better than #3 on the inside. #3 bedrooms paint is horrific, as is the carpet. It's hard to see, but it has swirls and crap designed to hide dirt.. but end up practically giving me a headache.


As far as bargaining, all 3 are great deals. Unlikely any of them are going to come down much. #1 is in a ~165k neighborhood, 2 and 3 are in one that sells high 160, low 170's.

 
I think house 3 is ugly.

Toss-up between 1 and 2.

Remember: don't let cosmetic stuff have too much influence on your decision. Anything that's nothing more than a weekend project should not matter at all.

Personally, I'd go with 2 because of the bigger lot.
 
Hey both are good, here in NYC a basement studio apartment goes for $150K. Dog gone ridiculously expensive. Gosh even the roaches have to pay rent.

Couple of problems with an all brick house... mainly, price. In order to live within 15-20min of work you basically have to live in a stick frame house. Also, I don't want something 15-20 years old due to maintainance. water heater, roof, deck, siding, etc all last ~20 years. I don't want a 'timebomb' so to speak. More than likely I'll only live here for 5-10 years.
 
House #2. It looks great from the outside. 🙂

However, I bet there's something wrong with the house on the inside. You have to wonder why the price has been reduced on a house that beautiful. I would find out if the house needs work before you buy it. Something's not quite right IMO.

Regardless, I would get #2, always go for 4 bedrooms, just for the resale value alone. It seems people want more bedrooms for all the crap they have.
 
ok made a full price offer on house #2, but am requesting $8k towards closing costs.... we'll see what happens!
 
I really like how #2 looks and it's got an extra bathroom compared to 3. That would be a pretty easy decision for me... but #3 is a good backup.
