Thanks for your help! I am TORN between these homes

house #1:
This house looks a lot smaller, but it really isn't *that* much smaller. neighborhood is really nice. huge pool, amphitheater, parks, etc. This house needs interior paint. Was a foreclosure. the carpet is dirty, but probably can be cleaned; although it's berber, and I hate berber. built in 2001. Very clean throughout.

house #2:
houses are further apart. Has a two car garage, has an extra bedroom in basement that's huge (although it has linoleum in it, rather than carpet). Garage is big. Kitchen isn't as nice. Is more $$$. built in 99

both are priced pretty well and aren't very negotiable. I do NOT need 4 bedrooms. 2 would be enough, 3 is plenty/perfect. I have no kids, but may end up with a roommate in the future. house #2 is more roommate friendly (the basement room has it's own full bathroom, and would be easy/cheap to install a 'kitchen area' and have it totally seperate from the rest of the house). house #2 is at the upper end of my price range, but isn't out of it... but not by much. I have looked at 40-50 houses so far. Out of them, these two fit me the best. They are the same distance from work and etc.

house #3:

This house is very similar to hosue #2. Needs minor work done... garage door openers installed. The basement room in this house is a carpeted kids play area, with chalkboards on the walls and stuff. Cheaper than house #2, but not as nice. The basement room doesn't have a bathroom although it is stubbed for one. Porch is awesome. The living room is smaller than #2, and the house needs paint on the inside badly. Also needs sheetrock installed in garage ceiling.

these are both very nice properties!

personally i'm going to vote for the split level. i just like the design more, it's a personal preference.

The yard in #2 just has a lot more curb appeal to it. It just looks a lot more..inviting.

Also, in the grand scheme of things, the couple grand difference in price isn't much. Thats a couple bucks a month in the course of a 30 year mortgage.

With #1 you are looking at a couple thousand in carpet alone if you were to replace it right now. It looks really beat up.

no.. although the layout is very similar to #3.. although the rooms seem a little bigger in #2, but I haven't measured them

Holy crap thats alot of house for the asking price at least compared to my local prices. @ $150,000 you can buy a 3 bedroom 900-1200SQ. FT. Man I need to move.

pay is also a lot less down here. and traffic is horrific. Im an infomation systems specialist, I make ~45k and that's average for the area

It's weird, house #1 has a very similar style to my parents' house in Virginia. The look of the kitchen is almost identical, as is that room with the fireplace, although in their kitchen there's a hallway leading to a guest bedroom. I'm betting it was the same designer though, just a slightly smaller model.

I would suggest that you ask your realestate agent why the price has been reduced - also most importantly - do home inspection contingent when/if you write a contract.

i voted #2, but then i noticed #1 has a pool and tennis and other stuff available... your kids might enjoy that alot... northgate sounds like a nicer community

the lot size of 2 and 3 are almost the same. around 1/3-1/2 an acre. dunno why 2 doesn't say that. 3 also has a front yard that's steep and hard to mow.. kind of.. not too steep though

Neither is brick, keep looking new stuff is a large cardboard box. I know I used to build them.

I told all my friends if they ever wanted to break into a new house just jump through the walls, don't mess with the doors or windows, those are SOLID ;)
