pc gaming rig but pc games lag even offline?

I am able to run any pc game on ultra settings with no trouble at all but this is my problem:
I get a contant rate of 60 frame rates but every 1 minute or 2 the frame rates drop to about 17-18 and the game lag really bad but there is no difference in visuals then after about 15 seconds the frame rates shoot back up to 60 again and the game is back to normal? Why is this happening ive tried everything possible to fix this for nearly 6 months now its sucks! Games i play are Far cry 3, dishonored, War Z, Black light retribution, Diablo 3, Assassins creed 3 etc..

specs are:
AMD FX 8120 8-core 3.1GHz cpu

ASRock 880GM-LE FX motherboard

8 gigs of hyper kingston ram

1TB seagate HDD

GTX 660 TI

Cooler master 700 power supply

And i have 4 fans in the system too

You need to oc that chip to get some power out of it but you'll need a new board to oc higher than 4.3GHz as you'll need to up the volts a little. Try ocing it to 4GHz and then run the games again and report back also i suggest investing in a SSD. One more thing is in Far Cry 3 the 660 ti will struggle with ultra settings

hey just another question how does your FX 4100 perform with games?

yes my cpu is oc'd at 4.6GHz currently. If you need help i'll be more than happy to help you with your oc
 
His frames are dropping to 30% of normal. That can't be explained or fixed by OCing IMO. I think there's something else going on. Unfortunatly I'm not certain what it is.

so what kind of test/things can i run or do to try and locate the source of the problem?
 
Well if it was my machine, I'd first look at drivers and make sure I had the latest video/chipset/audio drivers installed. I would also check the motherboard manufacturers website for bios updates. I wouldn't necessarily update the bios if there is a newer version but id certainly look at the release notes to see if there's anything in the update that looks like it may help.
 
If it is periodic, I would go look for periodic activity of other utilities on your system. Like a virus-scanner kicking in every 2 minutes, or something similar.

yep all my drivers are update 🙂 yeah I updated my mobo last week 😀

and how do i go about that like i have a fair idead but i just want someone else's guide on going about it, i know for sure that its not a virus scanner because i dont have any installed as i have no need for them since i dont have an internet connection for my desktop.

Just a very quick pointer: run Process Explorer (Task Manager at a stretch) and try out DPC Latency Checker and Latency Monitor.

Latency Monitor: http://www.resplendence.com/latencymon

Download them and check out if anything is running in the background. Seems the most likely cause although on a 4 module / 8 core CPU one driver is unlikely to be able to hog everything. Oh, and monitor temps too while gaming: both CPU and GPU (GPU you can force onscreen with MSI Afterburner etc. - CPU you can just leave logging or if you have a 2nd monitor you can have it running there).

Hmmm, according to Asrock's website, it appears that your motherboard only supports a 95Watt version of Bulldozer.

Your FX 8120 is a 125Watt cpu, so it sounds like your processor is throttling it's speed down from lack of power from the motherboard under load.

That would explain the performance drops while gaming.
