Pa. Woman With 97 Cents Gets $328K Home

DOYLESTOWN, Pa. - A woman pleaded guilty to fraud and other charges in what a prosecutor said was his first case in which a defendant stole an entire house.

Wendy Jean-Francois, 44, of Morrisville, pleaded guilty Monday in Bucks County Court to multiple counts of fraud, forgery and related charges.

Prosecutors said Jean-Francois sat down Oct. 5 at a settlement table at Rainbow Assurance, a mortgage title firm in Falls, with 97 cents in her bank account.

But she used two checks totaling $63,000 and a letter vouching for them, purportedly from a Wachovia Bank manager, and left with the keys to a $328,000 home, prosecutors said.

The checks turned out to be counterfeit and the letter forged, said David Zellis, first assistant district attorney. "This just boggles the mind," he said. Bucks County Judge Kenneth Biehn deferred Jean-Francois' sentencing for a mental health evaluation.

Yea in the Title Biz you can encounter all types of fraud. The worst though is the flipping of properties. Usually involving an appraiser, a real estate agent, an investor.

They undervalue a home, purchase it way under its value, and turn around and flip it for a higher value. Many indictments in the past here in Texas on these type scams.

Now most Mortage companies require that you have owned a home for a minimum of 6 to 12 months before selling it.
 
Sure hope the seller of that home was not counting on the proceeds of the sale of the home to go toward the purchase of a new home! God what a nightmare for the seller of that home.

Sadly, my sister does something like this. From what I can gather, she finds desperate homeowners who give her possession before closing, and then never shows up for closing. You'd be amazed how long she gets to stay in the house before the cops come and throw her out. Funny thing is, she's never been arrested for it. She hasn't paid a penny of rent in years. It boggles the mind.

hmmm...thats not good. She must have some knowledge of the real estate laws, and squatters rights laws.

She will eventually get caught though...
