Amazon is having a tech sale with the AMD Ryzen 7 1700X going for $215. Also, AMD is offering a $30 rebate (they've gotten better with actually coming through).

So including tax (free shipping), that brings it down, for me, to $201.11.

Great deal but... should I buy or wait to build later on this year with the latest Zen incarnation? I have an older AMD running the HTPC and two Intel Core i5-2500K computers for the kids and my wife and me to play games, work and other. And with the prices of RAM, do I even need to upgrade?

I think DDR4 prices make it harder to justify, you could upgrade the 2500K to an i7/Xeon with HT for a lot less
or just OC it if the MB allows.
 
What is not running fast enough on your current CPUs?

My 2500K was still fine for 1080p gaming when I upgraded last year, I just wanted a newer motherboard, 32 GB RAM for development (16 is fine for normal uses) , a Windows 10 install, etc.

If you have no good reason to upgrade now then don't. Black Friday / Holiday deals will be here before you know it, DDR4 prices might finally drop, and so on. Buying now just because one older CPU is slightly discounted is impulse buying. Try to avoid that.
 
Thanks! It was one of those impulse buy things that also trigger that, "oooh, I haven't built a computer in awhile."

And then I step back and realize, I always remember the builds being more fun that it actually was.
