OK... time to take a small break from assimilations. I'm looking for feedback, comments, etc. for these preliminary drawings of my new home, "CRUNCH CENTRAL".

Master bedroom is a little wierd shapped. With the king size shown where will you put your dresser? The only wall you can put it on starts to get in the way of the windows or into the hallway. The 12x16 is large but you have a lot of space you can not put furnature due to windows and doors.
Add a door by the master bedroom sink??? There is a shower going in that big X right?? Hate to think it is dead space

Try to figure out how you will put your furnature in the family room. You only have the three walls with the built-ins. Also think of where the sun will be with respect to the TV. With windows on two adjacent walls you could have glare problems. And the view from the front window to the garage can be tough. Need a nice garden that has plants that do not mind a lot of shade. If the front windows are the same as the rest of the house the trellus will come up to the middle of the glass.

Large living room but if you like to entertain it will be nice. The dining room will be nice for more informal get togethers.

If this is a predone design try to see an existing building. If you have had this done then get an elevation done with out hte garage shown but the trellus left in. You will get a better idea of ground level and the windows for the bedroom and the trellus location and window types for the family room. If windows work on the front for bedroom 4 then why not for bedroom 3? Complex roof, your builder will be glad for prebuilt trusses.

Nice feedback Sloth,

You have a good eye and sense of place. This plan is designed to take advantage of the sloping lot and ocean views (off the lanai's which face west). Afternoon glare will be more of an issue in the living room and kitchen/dining room.

The windows you speak of in the family room and bedroom#4 won't actually be there. It's incorrectly shown on the floor plan. This is something I put together to show the finished elevations I'm looking at. The idea is to have the garage at sidewalk level.

Thanks for reminding me about the master bedroom and lack of wall space. I do have to discuss that with the architect. There are places in the house I could get rid of a few windows, save some money, and gain some wall space. The living room is another candidate I'm probably just looking at the neighbors.

As you said, 'X' represents a stand up shower. Thought about using tile to make a built in seat.

Looks like a beautiful house.....

We had our honeymoon in Maui (20+ hours flights from UK !!!!!!) and I spent most of the days snorkelling off Ka'anapaali (did I spell that right?) beach beyond the reef.. It was only towards the end of the holiday that somebody told me about the sharks!! IS it true there are lots of sharks there ?

cheers,

Col

I've SCUBA'd and snorkled for years here. I've seen small tiger sharks on occassion... nothing too much to worry about as they're not aggressive. When you consider the number of visitors & locals that spend time in the water versus the number of people that get bit (maybe one or two per year), it's nothing to be worried about.

Hey! I'm going to be in Maui the first week of May!!! Look for the pasty white Canadian kid trying to learn to scuba dive:p:p

Seriously though, I'm going to be there. I'm meeting my parents there as they love to snorkel and my dad is trying to pressure my mom into retiring and buying a place in Maui. I don't know why she doesn't want to:D
