I'm thinking of buying a condo or Co-op, and have one well-behaved kitty. In your expereince, how strict are the no pets rules, and what are the consequenses, if any? The unit has no carpet, all laminate flooring or tile so nothing will be messed up in theory (although he's never had an accident) and wouldn't claw the carpet.

I don't know of any condo or townhouse neighborhoods that have a no pet policy for the owner of the unit, in fact I don't believe that they have any ability to restrict what you have inside the unit outside of what the laws of your county/state/fed restrict. Renting is a different story.

Your condo has a no pet rule for the owner?!? Is that even legal?

Hell... My condo has a one small pet only rule, but almost everyone ignores it and has 2 or 3 pets. I was told by my condo board that it wasn't even legally enforceable when I asked about the rule, due to the need for seeing eye dogs and whatnot.

TONS of them do. The HOA can define any rules it sees fit where pets are concerned. There are scores of condo assns. here on Maui that have a strict no-pets policy even for owners. The buildng I used to live in in Alaska adopted a no-pets policy right after I moved out.

That said... if you had an inside cat how would they know?

In some states it is against statutes to prevent pets entirely. In california an HOA cannot disallow all pets. See 1360.5 here: http://www.leginfo.ca.gov/cgi-...+0&WAISaction=retrieve

The condo association I live in has a no-pet policy. That was part of the appeal for me when I bought. I would love to have a dog in the future, but right now I don't want to hear a neighbors pet barking or using the lawn as a litter box.

When you Rent an apartment, the landlord has the choice.

When you Buy an apartment, it is usually your choice.

Check your local laws. Many times landlords state no pets even though they have no legal recourse if you choose to have pets.
