New housing construction and the appraiser.

I signed the Purchase & Sales agreement last month, and immediately the appraiser came out to evaluate the house. He charged $350, which is normal, but since the house wasn't complete so he couldn't do a full appraisal. He told me he was going to come back once the house is done.

My broker just notified me he's coming out there next week when everything in the house is finished, but there's an additional $125 charge to this.

Is that reasonable? He is quite a ways from where he works versus where the house is, but it just seems a lot.

They should have never done an appraisal on an incomplete house to begin with.

I've seen the pictures, it was not completed enough for a valid appraisal last time. Make whoever sent him out early eat the fee.

Maybe. Depends on if he was told what the appraisal fee would be before the appraiser came out.

I know about the $350 fee beforehand. The broker/bank sent the appraiser there shortly after the Purchase & Sales was signed. The appraiser did call me first at my house, but I wasn't home at the time.

I met up with him at the house and he said he didn't realize the house was incomplete and told me to call him when it's done. I talked to him earlier this week and said he can come by next week, it should be all set by then. The broker/bank e-mailed me on the day he is coming out again and told me there is a charge of $125 for coming back.

Not sure who is right or wrong here.

Appraisals can range in price ... so I think $475 is high ... but the alternative is ... *tumbleweed* ...

I had someone do this to me also ... over the fact that the carpet was pulled back in 1 room while the builder fixed it. Only they didn't charge extra, they just came back later.

Anyways ... on top of all that, not to get a jab in ... but I wouldn't have thought you would use a broker. My experience with 90% of real estate 'professionals' that I've worked with, is that they aren't worth a dime.

This broker was highly reviewed over at Fatwallet Finance in terms of one of the most competitive rates for 30 yr fixed convention loan with low closing costs. I reviewed potential brokers/banks for a few months before deciding to go with them.

Then, honestly, it probably was your fault. This is something the real estate agent usually is involved in (at least in my experience).

I should probably have mentioned it to the broker that it was unfinished. The extra $125 isn't huge, I guess I'll eat it up.

Is this an apprasila or home inspection? banks always pay for the appraisals.
