Neighbor abandoned house, so how do I buy it?

Has the house been foreclosed? Or does the neighbor own(or paying the mortgage/bills) and the house is just vacant?

I don't know if it's been completely foreclosed. She abandoned it for sure though. Owed thousands of dollars to the HOA. Moved all her stuff out and left with all the windows open, so there's probably some water damage from last winter. It's been a year. How much longer does it take for it to become foreclosed?
 
Is this where you plan to host ATOT parties? If not maybe we can get someone like Mayne or Naer to squat there so we all have a crash pad
 
If she owed thousands to the HOA they probably put a Lien on it. I would start there and if there is a secured party with a lien they may be able to share that info with you.
 
Watch for the sheriff sale for back taxes. Also, the mortgage holder might take possession. If they are not careful they will get hosed if it goes to auction. If you are serious about it better contact a real estate lawyer in your state. The rules are different for each state.

The above scenario is exactly how I acquired my current house. The house was abandoned. I kept an eye on it. The mortgage company stopped paying the taxes. It went to sheriff sale and I pounced. After much legal work and a year of waiting I was able to gain clear deed. Wells Fargo was a bit pissed and tried to run another sheriff sale on the property but their title team dropped the ball and let their options expired. To bad so sad for them.

A realtor could pull a property profile, that would show who owns the home, what they owe on it etc. Just an FYI, the past due hoa fees would fall on the new owner.

Not necessarily. If the debt gets extinguished through bankruptcy or foreclosure then the HOA can go pound sand. Varies by state. See above advice re: hire a real estate lawyer.

Hardly matters though. HOA fees are fractional amounts of the total transaction costs and should be considered an incidental. It cost more to have the lawyer/title company review and rebutt. Your time is valuable also. Simpler sometimes to just pay the HOA, water co., and various other leeches just to get them to leave you alone.
 

I don't understand why the guy let the condo sit for so long without doing anything at all with it. He didn't pay the HOA fees and for some reason didn't think that was a problem. Squatters had apparently been living there for years without his knowledge. He questioned why the neighbors didn't alert him to that fact as if he thought it was their responsibility. I just don't get how someone can be so aloof about something like this.

Let me put this into perspective for you: People in this country are fucking retarded. My MIL is a perfect example - she had some credit card debt racked up - and for a while was making payments, trying to deal with it, etc... Then it got to a point where it was just too much. So what does she do? Call them up and try to negotiate a payment plan or adjusted rate? HAH! Nope! Just ignore it! It will magically disappear, right? Nope! Court notice comes in the mail - which is again ignored presuming it would somehow magically resolve itself. Instead of pleading to a judge or something along those lines which could possibly help you are instead stuck with the default judgement for a no-show.

3-5 years later for some reason her paycheck is magically less even though her job hasn't changed and she worked the same hours. What's this garnishment thing I see on here?

I'd check with the city. But HOA is a red flag here, I would never want to buy a house in a HOA.

If windows have been open all this time especially if it went through winter with hvac off, it may be full of mold in there by now. So it would be a big project to fix.

I was hoping to use that as a selling point to the bank, so they'd sell it to me for under market! 😀 But if they want full market value, then yeah, it would be a bad deal. I'm hoping they just want to get rid of it.

Ironically I want to keep that house vacant. I'd use the garage so I could justify buying more cars and use the house as a guest house/storage room.

knock it down and build a giant car shop.
 
What if you just bulldozed it and then pretended like the house was never even there. Then just build your fence around the property. Maybe no one will notice.
 
Would be a great spot for a ham radio antenna, time to get a ham license. 😛 The complaints won't go anywhere. Run a bunch of coax under ground to your house, no one will know it's yours.

I still like the story of the guy that put a big ass antenna in an old pickup. They could not do anything because it was on the vehicle and not the property.

Yeah I imagine there are some that are assholes, such as transmitting at ridiculous powers or putting antennas in places that may be dangerous such as within reach of children. Most proper operators will understand this stuff though. I'm kinda interested in that stuff so I would not mind having one as a neighbor, on the other hand if I want to get into that stuff myself it would probably be an issue being so close to someone else doing the same thing.
