Check out the Jackson Height area. 74th is safe and rent isn't too bad if you look. A friend has a 2br for $1400 (total, and got it recently) and a couple blocks from F/R/V/7/etc trains. ~25minutes to Manhattan.

=/ My half of the rent is just under 50% of monthly income BEFORE taxes. After 401k and taxes it's like 75% I know I know... stupid of me. I have 4 days to find a place before work started though. It was kind of a last minute thing.

That's pretty typical for NYC momos.

Yup, things happen. I bummed around with friends when I started a new job there until I found my place, which still isn't perfect (50minute commute).

If you're interested, I think the place my friend is at has an opening for the same price. Most definitely not as plush as what you're probably getting now, but surely cheaper. Just PM me if you are.

I have a place on the UES that I might be able to sublet to you. We would have to be roomies techincally.

Along the same vein... I had signed a 1-year lease back in September. What are my options? Should I try and sublet it or should I try and break the lease?

If you want to stay in Manhattan, it's Harlem or further north. There are some really great apartments in Inwood and Washington Heights.

That's a rather serious question you should ask a lawyer. Otherwise I'd say this from past experience: save the headache and don't do the sublet thing. You've got a busier schedule than I do and even I don't have the time to deal with such potential problems. Either bring up the issue directly with your landlord and come up with a deal or eat it and find someplace better.

Are you planning to stay with your current roommate? It's easier to hit your target if you get a 1BR convert.

I lived in Forest Hills for a few years, moving last year. My commute from 71st/Continental (express stop) was 35-40min door to door. Since the E and F diverge in Manhattan, there's likely to be a station convenient to your office.

I viewed several apartments in Kips Bay before I moved. There are a number of relatively large doorman buildings operated by management companies around 31st and 2nd. I had a broker, but nearly all of them had phone numbers posted. The going price for a convertible 1BR (with or without partition, depending on previous tenant and building policy) was $3000-3200.

I live in NYC... on upper west side. I pay 640 per month for a bedroom in a large apt. It's not so bad but I'm a student.. I wouldn't be living here if I was a young professional. I would want my own place with only 1 other roommate.

And it's going to keep going up quickly due to demand. I had a huge (1000' ft) 2 bedroom brownstone townhouse unit in Gramercy for $3000 which was a killer deal until someone bought the building at 30% higher than market price ($10mil) hence me moving.
