How much is a typical 1 family house in your area?
How much is it to rent a 1 bedroom apartment?

If you are looking to live with a roomate(s), how many bedrooms house are you looking at?

Aren't you better off living with parents? You would have so much more disposable income (income-tax-rent-ulti-food= disposable income)

financially its better to live with my folks, but i really need to get away from them for my own sanity's sake
 
just be sure to get everything straightened out before moving in, insofar as stuff like paying the bills (who pays what, will one person's name be on all the bills, etc), cleaning (how will you keep the place clean? relying on people to clean up after themselves is a lesson in futility 😛), and little things like that are concerned.
 
I don't think you've done enough planning. Having said that, the burnt hand is the best teacher.

Find a furnished room, not an apartment, yer not ready for that yet. A room will cost you less and it's gonna be attached to a home, mostly likely in a safer neighborhood.

That also limits the ability of squatters to come and take up your precious resources.

Work your way up from there.

Stay as long as you can get the best job you can and save as much money as you can. Buy house with as many rooms as you can and rent them to your friends. You'll end up living nearly free! BTW having roommates sucks worse than living with parents even if they are really cool people. What kind of job are you going to get at a cable company that pays 15 to 20 an hour?
 
You need to do quite a bit more research if you are serious about owning at least.

I'm 26 and just purchased a condo. I have a M.S. in Computer Science, worked for 2 years as a contractor, and was finally hired this year as a permanent employee at a great biotech company. I've lived at home for the last 3 years to save up etc. Because of this I was able to put 10% down on a condo (which are ~200k up here in the northeast), and buy nice furniture, have some nice computers/A/V stuff, etc. I'm also going to start doing my M.B.A. in the fall. I've been researching all this stuff for the past year I would say. I'm not rich by any means, but I make a decent salary, but I figure I'm putting myself in a good position for the future by getting as much of an education as I can while getting the work experience.
