Mouse Occasionally Double-Clicks

I have had this mouse for about three years now and it has given me no problems until a few weeks ago. When I try to click and hold either of the mouse buttons, the mouse occasionally clicks again - disabling the holding part. This makes it almost impossible to play a game that requires I hold one of the buttons down for a prolonged period of time. It also disrupts any attempts of file management while trying to drag files.

Could my mouse be dieing, or does it just need some cleaning?

Also, I heard that Logitech stopped producing the MX510 and upgraded it to a MX518. I am planning on building a new gaming rig in the near future and I have selected that mouse as my new one. If someone could give their insight to this mouse (pros and cons mainly), it would be greatly appreciated.
 
Well, if you don't care about warranty ( and I don't think you would with a MX510) you could always open it and clean up the mouse buttons. I did it with my MX518, and the only real difference I could see between the 518 and 510 is the sensor.
