A metal roof probably cost around 30,000 to 40,000 for standard size home.
My HOME was only 78K......

I could do metal for 5-7.5k

When I said 30K-40K was talking about the cost of removing the old roof, and laying down the new roof.

which is still absolutely insane. no one with any financial sense would pay someone 40k to remove and install a roof on a regular house.

For a large house it cost around 20K for removal and replacement of an assfault roof, I know because I know people who have replaced their roof. Since metal is twice as expensive than the cost will be 30K to 40K.

I haven't seen that kind before. It looks good.
I was expecting this: http://www.fabral.com/

Same here....

That top link had a notable exception in the list of attributes.
Moss.

I bet it would grow moss just fine.

The roofing in the second link, I have seen moss in the cracks in the right conditions, but a pressure washer removes it in a couple of seconds.

it's not that expensive. Even if you figured $50/hr for 4 men per day, that is $1,600 per day. It waould have to take 9-10 days for it to cost $20k (including profit) to justify $20k for tearoff. A typical roof tearoff should run you in the 2-4k range depending on location, pitch, and size of roof.

And they aren't charging $50/hr for residential roofers.

..new metal roof systems are great. Get a "hidden fastner system"..you can get them to look like anything you want and in any color. Although Polar White has the best thermal characteristics i.e.heat reflection..keeps the place noticeably cooler in the summer. I used 1" of double foiled insulation and went over an existing asphalt shingle roof. Best roof I ever had and will do metal again on another building.

Any idea what their load-bearing characteristics are like for snow and such? Operating temperature?

..the snow never builds up on it. Just slides off. So now I get these big pyles of snow around the house. Wit the old roof it would just stay up there and fall off in big chunks or melt. The metal has 1" of solid foam insulation and 8" cedar lathing so it has a solid feel to it..the crew was walking all over it to attach the trim and vents and there's no dents or flat spots. I love the look of it. But the Polar White really blows off the sun so sunglasses are a must when looking at it. The crew wore tinted safety glasses when working on top of it..the glare is similar to the sun on snow.

oh...metal shingles...I thought you were talking about standing seam panels.
Yeah, with metal shingles, you could install over the old roof and have it look fine. What my Mom and Dad have on their house is standing seam panels, which might look strange if you put them over shingles once you screw the roofing down, because the shingles won't be a flat surface. I have no basis to compare it to, but it seems like the roof would look "wavy" from below unless you took great care to always put screws in the thicknest part of the old shingles.

I'll probably look into metal shingles when I build. De-shingling a regular shingle-roof suuucks.

seriously, you are wrong. 20k for a roof? that is insane! the materials cost 1500 for a decent sized roof, and it takes a professional group of guys 1-3 days. ive seen it done in that time for that much in 5 states. i am inclined to believe that is the trend all over the US. you are full of sh!t or your friends got taken to the cleaners.

No, I know multiple people who have had their roofs done in California. None of them paid under $15,000 for it, the high was around $20,000. You must be talking about some cheap roofing material. I am talking about new ply wood too. A complete redo of the roof.

I hope you don?t live in a high lightening area. I imagine a metal roof would need an extremely well designed and maintained path to ground to protect the residents in a lightening storm. I?m a communications transmission engineer and I would not recommend one based on possible safety considerations.

Communications transmission engineer? Does that mean you work at a Sprint kiosk?

I hope you realize how many buildings have metal roofs.

You Californians need to find cheaper Mexicans.

Yes they are mostly business that have to maintain them. We had a lot of them on Florida houses over the years and a number of them have returned to lots.

i didnt read the whole thread, but those of you complaining how hard it is to remove shingles dont know diddly squat.

it takes less than an hour to remove all the shingles over our garage/back room.

take a large shovel, and go from the bottom up just shoveling off the shingles, bingo bango bomgo they are gone.

its really really frickin easy.

Why wouldn't a lightning rod work?
