Uggh

My house has been on the market here in Atlanta for around 2 months...we arent in the half a million house club, we just wanted 175 for a home we paid 157 for 4 years ago. About 4 weeks into the deal, we got a contract with a buyer. She pressured for us to close by this Monday, July 31st (giving us roughly 2 weeks to move out).

Inspection time rolls around (Monday) and they find the various typical issues most spec cookie cutter homes have...bad trim around the windows, a few seals on the window panes broken with moisture in between the panes...blah blah...

Then we get the gem of all inspections. Termite Damage. Now...here in Georgia this isnt a rare occurence, in fact its pretty typical. The area they found it in is a storage cubby in our garage. Not even an active infestation, but a previous one. However, the buyer is not from the south and procedes to freak to F out about termites in her prospective home. We have a contractor come out, he takes a look at says its about 95% water damage, with a very small area of termite damage that has likely been there for quite some time. We attempt to relay this to the buyer over the course of this week, but we are getting no response back. After receiving the inspection report back, we totalled up the repair costs for fixing the roof (before mentioned water damage ) / windows / storage area and it totals about 3-4k tops. We are more than happy to oblidge her by repairing everything.

We hear nothing until Fri around 9am....she backs out (contract stated she could, even gets to keep her earnest money). We have no time to make the house active in MLS again, so we miss an entire weekend of showing because she waited until the last day to back out.

THEN I get a phonecall from my wife around 11pm last night saying the AC wasnt working...the fan on the outside unit will not turn on, and the compressors thermal switch keeps taking it down, the blower is merely blowing hot air into the house. Wonderful.

Add to this that I am oncall for work, and just received a page that we have 8 T3's bouncing in the Birmingham area..so here I am up at 5:40 AM EST, in my den working on 8 T3's in my almost sold house...and its 82 damn degree's in here.

From what I've heard, selling a house is almost always a nightmare. Sorry to hear about it.

On a slightly goofier note, I now want some chilli-cheese dogs, thanks! :(

I guess a house is like any other item someone might wish to buy. But it's a fairly large item with many many features. A buyer may have the liberty of being able to browse, and seek as many desirable features as possible. Unfortunately, it's also an expensive item to buy though, and with more money being thrown around, tensions can build a bit.
