Now that rates are down a bit I called to refinance. The online offers were around 4.99%, but then another email was sent that said they'll call me.
They offered me 4.375 with 1.875 in points. The closing costs (somewhere close to $4k) and points are rolled into the loan. Moving a 26 year loan into a 30 year loan, the payments go down $200 a month. If I pump that extra $200 back into the payments I'll pay it off in 22 years.
Seems like a good deal, I just wanted to see if anyone had used them before, I got a weird feeling about it though because the guy said that they won't email the details of the phone offer out until I lock because 'rates change every second.' The only cash I'm out is the $600 fee to lock, which goes towards the loan if I close.
