Lenders vs. Banks for a mortgage?

Is there any reason to be wary of using a lender? The builder I am using has it's own lender and I would be able to get a 5% down at 5.2% interest with them.

The best I can do at a bank (that I have found so far) is 10% down at 5.875% interest. This is because it is a townhouse that is in a development that is not 60% complete, so the banks can't get any secondary market mortgages approved. They only offer in-house at 10% down.

Are lenders noted for imposing hidden fees or anything like that?

Anyone giving money can do this...that's why you get a Good Faith Estimate (GFE) off the bat.
