But if he's not there at the time I drop off the rent whats the point?

He needs to be there at that time and give me the receipt when I pay or else essentially i'm still just dropping rent in a box to be received later....

If it's anything like Ontario it's practically impossible to kick someone out due to not paying rent. I would lookup the laws and see how easily you can actually be kicked out. Not saying you should not pay, but at least it will give you piece of mind that you're safe.

But that said, is there not a way you can setup an auto payment? I would hate having to constantly having to pay something as important as rent manually. Especially via money order, that means you have to go to the bank every month to get one made up and pay a fee. See if they'll accept interact e-transfers or something, at least then you can do it from the computer and there's a paper trail. The downside of a money order is that if it's lost or simply not cashed, the money is still out of your bank, but not in the recipients' bank, so they can come after you and you can't prove that you gave it to them.

If its been cashed then you have nothing to worry about.

This.

OP, if you're still worried about this, make a photocopy of the money order receipt AND 3-day pay or vacate notice, staple money order receipt copy to original 3-day pay/vacate notice, put inside envelope and address to your landlord. Send the envelope certified mail.

So has he thrown you out yet futurefields? I only had a one-year apartment experience, and personal checks were never a problem. But I also had a landlord who was in on certain days to accept them.

Didn`t you say earlier that you gave the money order directly to the landlord.
I paid my rent on time with money orders, which is the only form of payment these apartments accept.

I handed my rent right to the landlord, who happened to be in the office at the time, and is the same landlord who now signed my 3 day to vacate notice saying I did not pay rent.
So whats wrong with this story...you just claimed that you handed your rent directly to thye landlord...then later in the thread you claim --

I got home from work today to find a "3 day to pay or vacate" notice on my door.

I still have my receipts for my money orders, do I have any recourse here?
Hey, have you gotten in contact? If so what has happened since? I'm curious because I got home today with the same notice and I went scrummaging everywhere and found my receipt from the Money Order as well as verified with 2 of my friends that were with me that day to refresh my memory and make sure I did in fact drop the Money Order off. I'm not sure what to do or how to handle the situation, please let me know.

Hola Celeste!

You stated in your OP that you handed the money order directly to him. So, which is it? Are you trolling or just really this stupid and helpless? Your updates indicate you've done absolutely nothing. Lazy and stupid.

Why the money order hate? For the landlord, it's guaranteed funds. Checks, not so much. Here, they'll lock you up pretty quickly for a bad one but some places suck at that.

I've been working under the assumption that he's just a troll for quite a long time now. Not a great one, but not the worst either.

Last time I handed rent in he happened to be there. I said he shows up to pick things up and leave notices. I happened to catch him at that time.

To be fair he did say that he "happened to be there" which I took to be that he usually isn't but I could be wrong.

When I talked to him on the phone the next day he said he remembers me handing him the rent. Hes not the guy that makes the deposit at the bank though. The order to put a 3 day notice apparently came from his boss or whoever makes the deposits. He said as long as I have my reciepts I should be okay for if/when they need to talk to me again.

Sorry for the lack of updates.
