The best Undergraduate institution for engineering and physical sciences is by far CalTech. They give more resources and nurturing to their undergrads than MIT or any other school of similar prestige.
If you are searching for an undergrad place, I would definitely consider CalTech!
On Graduate level work, MIT and CalTech are about the same, so it will depend on what field.
IIT is a great school, but I hear they try to destroy their undergrads with work and not necessarily learning. (Relatives went to IIT)
For undergrad studies, I would compare IIT to Caltech, not MIT.
