Does anyone have any suggestions for locating a tenant of mine who skipped out without notice, breaking our agreement, and changing the locks and not leaving a key for me so I can arrange for entry into the house.
Usual tenant BS that I normally would just shrug my shoulders over and move on. But I gave this couple a big break a few months back so they could move in with almost no cash out of pocket. So, this time, I want to pursue it. Problem is I'm across the country from the property and, of course, they left no forwarding phone number or address that I'm aware of. Still, I know the resourcefullness of this board. Someone can enlighten me. Thanking you in advance.
 
your screwed, you can file against them in court, but collecting on a unsecured judgement, its pretty much impossible. Best you can do is sick a collection agency after them and ruin their credit. I'm sorry to say that..
 
Did you get any information at all from them, like employers, family to notify in the event of an emergency or anything like that? Check with their employers to find out if they're still employed there or if not, if they know where they moved to. I'm not sure about local laws, but did they deface your property by putting in their own locks and not giving you a copy? Can you call the local PD and see what they'd recommend? Check with the neighbors, see if they know where they might have moved too.

I don't know what else to suggest, but all of those things would be a start.
 
Try performing an internet phone search or write the post office and see if they can locate the address for you. I went to a post office to pursue getting an old friends address (that I went to school with and her mom moved her away) and they sold it to me for $1. They said they can sell address just like a credit card company. If not, look up the couple in the civil index in that county to see if they have any civil lawsuits against them. You can write the county to get this information since you are out of their area. You may have to pay $5 or $8 to get copies.

Well, I've got their respective social security numbers and drivers license numbers. She is a housewife and he is a disabled vet on a pension and no employment that I am aware of.
I also have her son's phone numbers, but I can't imagine he'll be giving them up.
 
Do a reverse lookup to get the son's address and send a certified letter to them, in care of him, demanding your money and the keys.
 
Most parents don't like to tell their children what creeps they are so just make something up for the situation... "Yeah I have you parents' deposit and I seem to have misplaced their address could you give it to me?" (If that doesn't work he doesn't feel comforatble with it or whatever)"Or may I send it to you" (then the certified letter thing.)
