Residential Property Management has a lot of downsides and very few upsides. Getting to friendly with tenants often comes back and bites you in the ass. Hiring one can be a real problem especially if you have to fire them because now you have a tenant without a job and you might have to evict him because he can't make the rent. I figure that a man knows what's expected of him. If he ain't gettin it, he knows it. He's just trying to milk what he can out of the employer as long as he can.
There's an underlying reason why his performance sucks. If you drop his ass, as he deserves, you'll be helping him to find it.
Do it with kindness. Don't say anything negative and don't get into an argument about his performance. When he goes to "I did a hell of a good job on this particular job and this particular job...", agree with him and point out how that will help him in the future.
Be consistantly positive and don't give him anything to be angry about and he'll pick someone else to be mad at until he finally realizes he has no one to blame but himself.
When you see him in passing, ask if he has found work and let him know you're concerned. Let him know about any jobs you may have heard of.
There's no reason why you can't continue to be friendly to him, even if he chooses to hate your guts.
If you let him go and actually care about him, that'll come across and he's not going to have hard feelings for you.
