I have to fire someone

I'm a property manager, I manage about 1100 apartments in 7 complexes. Anyway, one of our painters needs firing. His last few jobs have sucked, he hasn't finished on schedule (always another excuse, I hurt my back, my brother died, my GF was in a an accident, I'm sick, I had to help a friend, etc. etc.). Problem is I've gotten pretty friendly with this guy, and since he's a tenant I'll see him all the time. This sucks.

shouldve tell him to take a vacation, see how he does when he come back from his vaccation

This is his third chance. He's been warned twice.
Vacation is not an option. We need painters who can get the job done. We have plenty of people who want the job.

Tell him this is business, and he is just not getting the job done. There is no easy way to fire a friend.

My boss told me when he hired me not to get too friendly with any workers. I guess this is why. :(

I kid. Good luck, normally I don't sympathize with the boss man when it comes to firing, but, in this case I have to say it sounds like you don't have a choice. Still feel free to pass along this thread to the painter in case he wants to give his side, you know, just to be fair to us.

I don't envy the task at hand. Best of luck, from the sounds of it you are quite tactful and have no other option.

I'd hire another person to do one of the jobs you have. See how it compares in speed, quality, cost, etc. Then just talk to the other guy and let him know that you aren't going to be able to use his services any more.

You probably dont need it,but I would have documentation showing the employee has had ample chances to stay employed.Most jobs are ok if it wasnt for employees or customers!

We have other painters on staff, and their jobs are much better. In every catagory.

I will be a really dumb thing for him to do. He'll be evicted, he won't get his security deposit back and we'll sue him for the damage. Not a smart thing to do.

Residential Property Management has a lot of downsides and very few upsides. Getting to friendly with tenants often comes back and bites you in the ass. Hiring one can be a real problem especially if you have to fire them because now you have a tenant without a job and you might have to evict him because he can't make the rent. Been there, done that and bought the T-Shirt!

I'd gladly do it for you - I have no problem firing people. One piece of advice - never get friendly with your subordinates. Bad for productivity and just is a bad idea in general.

The one big upside is that I'm learning the business from the inside. I'm involved in the purchase and selling of properties too, to a small extent. In a few years I hope to know the inside and out of this business, and then I purchase my first property. That's the plan anyway. :)

I was too. In fact I had an opportunity to buy the business but I thought it over and decided that no amount of money was worth it because I hated it so much. After 10+ years of doing it I was so sick of the BS and what it did to me as a person I just told my boss to sell it to someone else and that I was quitting. No 2 week notice no nothing, I just cleaned out my desk and walked away.

I hear you. But I gotta keep my sight on the big dollar signs at the end of the tunnel. Also, once you're in ownership, someone else gets to deal with the management BS. You get an entirely different plate of BS, with a side of cash. :)
