I hate property tax

Well, come to NJ!!!!

The Condo fees were $250/mo ($4000/yr) for things like Snow Shoveling, Termite removal and Roof Repair (Gotta love Hoboken!) on a 1300sf unit that went for $510K.... Taxes were $8K/yr.

Get a HOUSE nearby for $500K and pay nothing in fees (you own it, so YOU pay for the roof repair, you know?) and taxes are $10K a year.

Nearby areas, like Montclair, on a similar house pay upwards of $12K-$14K/yr.

One of the biggest problems in NJ is its inefficient system of townships that require such a de-centralized system for things like police, education and DPW... Some towns only measuring a mile square (such as Hoboken) have their own SWAT team FCS! (Remember those pics with the Hooters chicks?).

Add to that the abuses of positions, salaries and benefits by elected officials and you get one big mess that usually is only cleaned up by punishing underlings that had nothing to do with it in the first place.

I don't think I could justify spending several thousand in HOA fees, I just don't see what they could possibly provide that would make it worthwhile. My taxes are decently high (bit over $3k/year), but we have great schools, snow removal does a pretty good job (minus them plowing it into my driveway), low crime, roads are well kept etc, etc. I'd say I get my money's worth.

$40/yr for my HOA fees, and it keeps those "individual and creative" dipshits out of my neighborhood, protecting MY property value.

I live on the fringe of my HOA, and about 4 blocks away is a cotton candy pink and blue house. The house next to it sold... for $15k less than the comp houses in the area. So yeah, I'm fine with my $40/yr "inconsiderate neighbor" insurance.

Thats only because you live in a subdivion of New York. If you moved anywhere south of Trenton, New Jersey isn't half bad if you avoid Camden. The commute into Philly can be a pain in the ass though. Most of North Jersey is a shithole.

Ehh, make sure you're getting all exemptions you qualify for?

I had an issue at my previous home where the property tax shot up when I bought the place, looked it up, and sure enough, there was some paperwork I had to fill out for homeowner exemption... Made a difference of about $1500 per year...

I actually think those paint jobs are cool and it wouldn't bother me if someone did that to their house. It especially works well if you live somewhere tropical. It would be kind of ridiculous to see that paint scheme on a house in NY in January though, lol. But at least the properties are maintained well. Lawn and landscaping is all kept up and while they're painted outrageously the paint and trim on the houses is all in good shape. No junked cars or wash tubs on and trash on the front lawns either.

There are only 12 months in a year. Math = fail. $250 times 12 = $3000. Apparently, you're foolish enough to believe that it's worth $250 per month for pest control, snow shoveling, etc. (LOL, you barely get any snow there.) I wonder who makes out like a bandit with that $250 per month.

As far as taxes, $8100 on a $500,000 house? I was just looking at a house that was going up for auction (owner had died; settling the estate.) The taxes worked out to a little more than 6% of the assessed value (assessed at full market value.) If purchased for less than the full market value, then unless they reassess it, you'd be paying an even higher percentage in taxes - possibly as much as 10%. 10% on a $500,000 house is $50,000 in taxes. Even 6%, which isn't uncommon around here, would be $30,000 annually on a .5M home.

So in the span of 1 week, I received 3 property tax letters from the city. They range from $16x2, $285x2, to $2588x2. Yes, 2 payment coupons in each envelope. Why the fuck is my property tax more expensive than my monthly mortgage + HOA payment, combined! This makes no sense. No, I do not want to contribute to the fucking community college fund. This is so fucked up. I'm gonna have to rent 2 of the 3 bedrooms in my condo out to pay for this shitty tax.

I don't mind contributing to the local community college fund...but dammit, I don't have any kids in school, nor have I had any kids in school since way before we bought a house in this city...I shouldn't have to pay school taxes...

Not really, just the big urban areas (Newark, Patterson).

Areas like Upper Saddle River, Allendale, Montclaire, Ridgewood and the like are very nice (and you pay for it through the teeth).

The only other disadvantage is that it is not an "official" subdivision of NY, there are no subway connections into the city (unlike Queens/Brooklyn).

It would have been great if all I had to do was (pay once) and ride anywhere in the city from Hoboken....


Although I think that is rather flawed. They should really start following the Japanese example on that and have tiered/zoned tickets.....

That is all relative. NJ has the highest property taxes of any state (I believe). It makes up with it, partially, with lower sales tax, gas tax, good roads and schools. Unfortunately, it also has administrative pensions that are obnoxious....

Usually HOA fees for Condo's are higher than for Detached housing since the Condo fee includes upkeep of the roofs etc. I pay around $70 a month in HOA fees Southern CA for my house. I consider this fairly reasonable. I just paid my property tax bill for the year and it was around $5400 a year.

News to you that the white marble Grecian and Roman statues were painted. And if you own a "PAINTED LADY" you may be required to keep it painted in "THOS" colors.
