I did a surprise apartment inspection last night *PICS*

Do you have a "Waiver of Notice" in your lease?
Your most direct course of action is to evict for cause as to the non payment of rent.
What are the terms in the lease you say that he has violated that you referred to in the original post?
You say there is no law on the books regarding Notice for iNspection, yet I found this :
The landlord cannot interfere with your possession and use of the property by harassing you in person or by telephone, or by entering, or allowing others to enter, your apartment without reasonable notice and legitimate purpose such as repairs, emergencies, or showing the
apartment to prospective tenants.
with just a quick GOOGLE search, so you may not have such a clear cut premise in the first place.

It has all been answered in the thread:
1: in the lease is says, I can enter at any reasonable time for inspection
2. PA has no law that prohibits that
3: there were things that he was required to do as part of the lease ( have the oil tank filled for heat) that he failed to do.
4 He will be gone Monday! 🙂

He moved out early in the morning on the 1st of January. He left behind some furniture, his bed, and the stench!:disgust: I have spent the past week cleaning the place. Yesterday I removed the carpet. I cut it into strips and rolled them up and put them in some heavy duty garbage bags I bought at costco. Luckily, the weather has been really mild here in PA this week and I have left all the windows and doors open for the past few days. I have been taking pictures all along, and I will post them if anyone wants to see them.

The cleaning should be done by the end of the weekend. Then I will, still have to paint the apartment, install a new floor in the bathroom and new carpet in the living room and bedroom.

We paid cash for this house the day we bought it. I want to move out of the area and we were trying to decide whether to keep this and rent it out, or just sell it.

after seeing what happened to you, i am leaning more toward selling. i will kill someone if they did that to my house.

Just sold my house ... noticed your location and hope the guy that bought our place isn't the same guy !! Looks like the links are dead, so I am sorta happy I didn't see them while eating my lunch.

and yes alcohol is a drug.

I had a roommate that had more cans and bottles then anything else. Why do people that drink keep the cans and bottles? He also rarely showered or cleaned up. And the food he ate was pure junk.

Yes, after everything is cleaned and it is ready to rent, I am going to take all the cost that I incurred and file in small claims court.

Yes, after everything is cleaned and it is ready to rent, I am going to take all the cost that I incurred and file in small claims court.

I had a customer not pay his bill. I gave him EVERY chance in the world. Even my girl was getting mad at me for being nice, something I am not known for. Needless to say his $300 auto repair bill is now in the $600-700 range after teh court fees, minus any discount I gave, etc...
Mind you I might not see a dime but i am not letting someone walk on me and even if he does not pay it will be on his credit report now.


PS

Make sure you bring ALL the pictures and ALL the reciepts. Don;t guess on anything and have it well documented. Judge did not even look at half the reciepts and items I brought, and gave me the full claim. Just in case you have never been to small claims before. Good Luck

Dear God, look at what he has done even after you cleaned it up!
Almost everything in the apartment need's to be replaced or majorly worked on.
It looks like he just sat around smoking and drinking all day long. Then leaving a sauage in the oven. (Hopefully that IS a sausage.)

I'll send him a nice bill for the damages.

If these pictures are actually 3 months apart: the same food (or mold I should say) is still in there?! :Q Who knows how long it was like that before Oct 05.

Looks like that fridge is toast. I don't care how much you clean it, you'll never get rid of the smell. I'd try to get the price of a new fridge out of him also.
 
I didn't read the whole thread so this may have been stated already.

I'm pretty sure if the cops, or the health department, were to see that before you cleaned it up, they would have declared it a health hazard. They would have then required you, or him, to pay one of those 'professional cleaning companies' to come in and remove all of the Bio-Hazardous materials. Kind of like a murder scene with blood.

The smell had to be absolutely unbearable.
