Which part of Irvine? Because I know PLENTY of people that live in Irvine that pays $1600 for VERY nice 2 bedroom apartments.

Now, San Francisco OTOH...

I live in a TIC (the Irvine Company) property off Jeffrey/405. Not gonna be here much longer, though, I'm building a house in Yorba Linda that hopefully will be complete by February.

You must have gotten your lease at the peak of the boom and/or didn't look hard enough.

Haha, yeah, we moved to Irvine from Pasadena in April 08 (new job) right before the collapse. Go figure. I did better this time around, though, got the new house for a very good price and locked my mortgage in at 3.625% (15y Fixed).
 
Everytime I read a thread like this I wonder why people live in apartments. Unless it's just a money situation I don't see why you willingly live in one.
now that houses aren't doubling in value every year and tiny, starter homes are still selling for +$400K, it almost never makes financial sense to buy here (unless you're looking for the intangible benefits to home ownership).

what I pay in rent right now is about equal to just what my parents pay in property taxes a town over, not even touching their mortgage payments.

Apartment application fees are fairly commonplace in my experience, although $200 is a bit excessive (most I've come across are ~$50).
 
Apartment application fees? I've never heard of this.

I live in Los Angeles, btw (and in an apartment).

Never heard of such a thing. You have to pay someone to see if you are approved for paying them even more?

It depends on the area, but application fees are more and more common. Basically they are directly passing the cost of them running a credit and possibly background check on you. The whole apartment broker thing is bullshit (and thankfully limited to NYC as far as I know).

Nope, it's spreading like a cancerous plague. Pretty much any metropolitan areas you go to and the apartments are managed, you'll have to pay an application fees. Much more so in the posh neighborhoods of town, as they're trying to keep out a certain factions of society.
