How to check availability of DSL or Cable internet without knowing the phone #?

I'm building a house and it will be done next year and I was wondering if there is a way to check if I will be able to get Comcast internet or Sprint DSL in that area since it seems they need a phone number for the location or they don't know the address since it's not built yet.

Perhaps talk to neighbors, or neighboring neighborhoods?
