**How much did a roofer charged you to do the roof (Labor) ??**

Our roof need to be done soon and a roofer came by saying he can do for $600 (labor).

Our roof is about 1200 sq ft. (10 square shingles)

What you think?

I got quotes ranging from $4,000 to $7,000 to do a tear off and new roof on a ranch with 17 square. I got it done myself with (much) help from family for $2,000 including renting a dumpster. These roofers are pulling down about $1,000 per day labor at that rate. Looks like about the same for your quote if there's no tear off.

It's really hard work, but not worth that kind of money!

The roofing supply house can off load the shingles right on the ridge of your roof for a very small fee (like $1.00 per bundle). That takes care of a hard part right there. Tell the roofer you'll give him $200.00 or $300.00 per day and see what he says. That sounds like a fair wage to me. He should be able to knock that out before noon on one day!

kinda high $$$$, do it yourself, it is probably one of the easiest major type projects to do to your house.

Does the $600 include tear off?
How many layers of roof are on it now? 1 or 2?
Does that include carting away the old stuff?
Is your roof pitch steep or pretty easy to walk on?
Have you seen any of his work in the area?
Was he recomended by someone who has used him?
Does the $600 include any repair work under the shingles?

Answer those and you should know yourself if it's worth it.

In Charlotte, NC...he was asking $70 a square.

I know him and he had done roof jobs in our area before.

Yes, it does include tear down the old shingles and it is a one layer.

I'll take care of transporting the old shingles.

I have a large 3 bedroom house and own no mortgage on it.

You would want to get the most $$$$ for your home, wouldn't you? :)

Fvck that! Tell the buyers you'll throw in a $1,000.00 allowance for a new roof and jack the price up by $1,000.00!

I pay roofers $20 per square for new construction on an 8/12 pitch roof, and thats if they have insurance. Of course we have pretty chaep labor rates here.

Practically....Oklahoma actually. New construction is much easier, everything is already loaded to the roof, we buy their nails and everything, and they do not have to do any clean-up afterwards. And most of our roofs are 60+ squares, enabling them to make some money.

Check your local codes, some areas allow 3 layers of shingles before tear-off is needed. Make sure the quotes include clean-up, haul-off of old roofing, warranty, leaving some shingles in case something happens, insurance, who buys extras ( nails, flashing,felt paper, vent flashings, valley flashings etc.)

Do not consider anyone but a licensed, bonded roofer for the job, and ask your candidates for references. If you have problems two or three, or five years down the road, you want to know they will be there to help you.

This is a major investment in your house. If you do it right, it will add value. If someone cheats the codes or does other sloppy work, it will detract from the value.

I shopped around and found a great roofer that quoted me $3,000 less than the top bidder and about $1,800 less than the closest one. His past customers gave him great local references, so I went and looked at their houses (from the outside). The work on my place was great, but two years late, the roof developed a small leak. It was partly my problem not under their warrantee because a vent had gone bad. They were out the next day to take care of it, and the slight additional charges for the new hardware were reasonable.
