I'm looking around at houses...I found one for $115,800 that likely needs a lot of work, but the property taxes are $5,329.00.

Ouch.

I found another (about 20 miles out of town) for $115k with ~$2600/yr taxes - a lot better, but it still seems really high to me.

Those are about avg, depending on where you are. The township I am in has pretty low taxes for the area, and I pay $3900/year for a $160k house.

Denver seems to be about $1000-1500 for the $200,000-$300,000 range. I think it's exceptionally low here though, for whatever reason.

I went to a mortgage calculator site and the box for property tax defaulted at 1.25%. This is 2-5%...are they seriously that high everywhere else?

in the rural county i live in, prop. tax on $115k house would be about $1400-$1500

but we don't have paved roads except the main highways, and the county jail is an old grocery store

so you get what you pay for

Ouch. Did you end up leaving NH? Even when we browsed Portsmouth, taxes didn't go much past 1.5%. Where is this that you're looking?

FWIW, taxes are under 1% in my part of VA.

I pay $1600 for a $299.000 3k sq ft house,but its in Watson Louisiana.Your tax depends on where your are,what the local/state gov has done .

It varies so much state to state that I'm not sure how much input you're going to get here of any value. I'll tell you my story.

I'm in Michigan. We were in a recession for 8 years before we slipped into a depression about 2 years ago. Property values have been dropping like crazy. It took until this year, 2010, before my taxes actually went down despite the value of my home going down. And by going down, I meant the taxing authority was lowering the value all those years.

It finally went down due to the convoluted tax laws we have here.

I just got notice yesterday that my property taxes will be going down just under $700 this year.

You may want to take those property tax figures with a grain of salt. You need to find out how your taxing authority intends to tax a purchase. Will it be actual purchase price or will it be an inflated value that they feel the home is worth? Here, they can't count what they term "distress sales" when determining property values. It's a Catch-22 because so little is actually selling on the open market (excluding foreclosures, distress sales, etc.) that it's nearly impossible to determine the value of a property anymore.

Hope this didn't just confuse you.

Wow. I knew Hanover was fairly expensive because Dartmouth faculty are there, the schools are good, etc. I didn't think property taxes in that area would push 5% though.

For that money, you might as well buy a shithole in Hampton and live the college life :)

1-2% in CA, but the houses costs 3x as much as everywhere else so 10-20k/yr isnt out of the question.

Well, I just checked up north (where I used to live) and there are places going for under $140k that would likely be pushing $200k-250k here and their taxes are in the $3xxx range, so I guess it's mainly my area. That sucks...maybe I'll end up renting for a while.

My house outside of Iowa City, IA was a 1600 sq/ft zero-lot line townhome, appraised for around 120k thousand. Taxes were $1800 a year in '05.

My 2300 sq/ft "villa" in Omaha, NE which is basically house with an associate fee that appraised for $192k were around $4500 in '06.

I had a 2800 sq/ft home outside of Peoria, IL that we bought for $240k. Taxes were about $4600 a year. (acre lot)

My soon to be home that's a little further outside of Peoria, IL will be around 3200 sq/ft and appraise around $380k will have taxes upwards of $9000. (1.5 acre lot)

Which is ironic, because if there's one thing Hampton needs, its more law enforcement.

Total tax rate collected by County on appraised value of home: 8.0225%
Portion of rate from school district: 4.8612
Portion of rate from City I'm in: 0.8630

What's super weird is the appraised value is nowhere approaching market value. Our appraised value is roughly 15% of what we bought it for.

my home is assessed @ 181,000.

tax rate went up slightly for 2010 - looks to be about $2024 for 2010's property taxes.

I pay about 3k per year give or take. My house is 1090 square feet. I paid 165k for it but it's probably valued more now that I did renovations. My guess is about 200k.
