$3000 really is way too much money

I can buy two roundtrip tickets to asia, maybe even three, with that money to go for the summer, which I plan to do anyway.

I hope by using craiglist and putting photocopied ads up, near the end of the semester, someone bites and ties up this loose end before leaving. I guess I should also invest $40 to have a ad placed in a newspaper for a week or so

I'll read the lease, I think we put down about $300 for the security deposit so if we can just lose the S.D and get out three months early, I'll be a happy man

I highly doubt a large company would give you a small security deposit like that and have the option of dump and run security deposit dropping in the lease. But, check the lease.

Honestly trying not be sterotypical because there are alot of people who do own up to their word (as evidenced by some of the posters in this thread), but jeez....

we have been paying the monthly payments in advance, never late for a payment for two years, we're not trying to find the easy way out nor are we trying to not own up to our responsibilities, but rather a more sensible way instead of paying $3000 to leave 3 months early after being great friendly trouble-free renters for over 18 months.

Maybe you will get lucky and someone will sublease or they will let you off with a penalty, but seriously stop whining like a little bitch.

Most renters are trouble free. $3000 is a lot, so ask yourself why should the apartment owners eat that loss, if they're unable to fill it?

If I misunderstood the tone of your original post, then I apologize...but if that is the case, it doesn't appear that I am the only who did this...

Also, saying you are going to travel to Asia this summer isn't helping your cause here...

traveling to asia isn;t really the reason why we are trying to get out of contract early.. if it was, then we would be being selfish people and deserve to be stuck under this contract to suffer
there are other more important reasons that factored into our decision, and for me, it's family related

Subleasing may violate your contract. Be sure to read your contract carefully, then you'll understand why you might not be able to move. It's always good to educate yourself on contracts before you sign them so you know what you are liable for.

If they are going to be a PITA and you can't find someone to sublet, then just pay the final 3 months rent and be done with it.

3 months rent is $3000
We don't have that kind of money... 1,500 for each of us.

I know we signed the contract one year in advance, we had no clue if we were going to move out of state at the end of the semester.... this is bullcrap. This is a college town, there;s such a high turnover rate that I figured they were willing to work something out for students either graduating early, leaving for internships, moving away, transferring, etc.

What's bullcrap is that you are trying to blame your landlord for your mistake. If you were uncertain, you shouldn't have signed a one year lease and gone month to month.

Too bad you didn't take any intro classes on law while you were in college. They can sue you for breach of contract if you walk out on your lease.

I read every contract I sign and I can tell you first hand, you can't get jacked if you're aware of it. I have had people try to screw me over contracts and when I show them their own language of what I am getting out of the contract, it's funny to watch them shut up and run.

this reminds me of my RENTING experince i had when i first left the HOUSE to live on my own.

In a 1yr period we got kickded out of 3apartments for louad noise parties and distrubing the neighboors during early morning hours. None of hte landloard made us Payout the remaining leaes sine they terminate your contract and are saying that dont' want your business anymore... The last landord i had was a tough one(SHE WAS A NEEBIE)....by the second kickout i pretty much knew the whole Renter's ordience for hte city so when the landlady tried kicking me out illegaly i never left the place so they it got REAL ugly.. they tried suing me for $2,500 and i countersued for $17,000 since they broke like 7 city ordiances. At the end they paid my laywer fees of $6k and i got $6k back. . AT THE END THEY ENDED UP PAYING ME MORE MONEY THAN I PAID WHILE RENTING . . . .

you are just a typical college student signed up 1 year lease but won't be occupying the place during the summer.

i'm glad you weren't my neighbor. i hate loud idiots. i had enough of those in college and they're selfish bastards who don't give a damn that there are other people in the building.

fritolays, get a subletter if you can, but if you can't, and your "family-related" issue is extreme enough that the landlord would be sympathetic to your cause, then talk to him and ask him what kind of accommodations can be made. (and you need to work hard enough to actually speak to the landlord, or at least the person you signed the contract with.)

but right now, it doesn't seem from any of your posts that you even made an effort to talk to him -- that would be a smart first step instead of coming to ATOT.

you signed a lease. remember the old saying, a contract is a contract is a contract. look at the contract you signed to see if you have any outs or if there is a smaller fee to pay rather than the 3 months rent.

i was pretty scared because i was playing with fire but i figured why not take the risk... trying to recal the case...

They actually had the neighboors write letters for the case against me... one next door neighboor wrote "Me and my husben where hesitent to invite friends and family over due to the inapproiate actions of the unit next door " ;)

- they sent me a terminaton letter that didn't state a reason why they were terminaing my agreement (so its an illegal termination notice which if hte landloard enforces they have to pony up 2x the rent)

- in the lease agreement they had a late-payment fee clause of $15/day (agianst city ordiance to charge more than $50 i think for late payment (got slammed for that one 2x rent)

- this one is a funny one.....failure to provide the renter with a recipet for the security deposit (2x security deposit)

- after they terminated my lease they never gave me back my secuirty deposit wthin 45days (2x securuity deposit fine )

- can't remember them all ..

It's precisely that reason they make you sign a ONE YEAR contract and not a nine month one. They are in the business of making money year round not just the academic year.

It really sucks that those two other places didn't do their homework to see why your a$$ got kicked out of the first one to save the current residents alot of unnecessary suffering...

adding to the fact that it sounds like you are pretty d@mn proud of your evictions and getting money out of it, I hope some redneck hillbilly is your next door neighbor and cranks the sh!t of Hank William Jr at 2 in the morning...(sorry no offense meant to Hillbillies, Rednecks or Hank)....
