Homes in my area go for cheaper then that, and there is NO crime, it due to its an older town and they are dying off.

Check it
Some need a little fixing, a lawn, paint, but the area it is in, hell, you may not even have anyone close to you for miles 🙂

Nobody wants to live in that ****** hole city. None of you want to say it but i will. Don't make me out to be a racist either because i have black friends and there is alot of good black people. But, Detroit is bad because the whites let the blacks take over. Detroit is like 95% black and the suburbs are 95% white. Now i'm not saying that its completely their fault but i think this plays a part. This is coming from somebody who has worked in the heart of detroit, and i don't mean that i drove through the ghetto to get to my office. I used to work in construction in some nasty areas and have interacted with the people. When you go from the suburbs to the hood its like your in a whole nother country, a third world country.

hmmm

Lately, the papers have been running a lot of "feel good" stories about businesses moving into the area and others expanding. They talk about the jobs created and so on.

I suppose this is good stuff to read. Trying to accentuate the positives and all that, but unfortunately most of the jobs being brought in are low paying jobs.

The cost of living here is still very high. Food, property taxes, insurance and utilities costs are by no means inexpensive here. These new jobs being created are not sufficient to cover these costs. Jobs, yes, but the category is called working-poor. Buy one of those properties at auction. Get it dirt-cheap. Then find out what the property taxes are. You'll be paying taxes on an unrealistic high value with little recourse to get them lowered. Even if the numbers work to rent it out, who's going to rent it?

Michigan is second only to Alaska in unemployed. The majority of our Upper Peninsula residents are not working and have no wish to do so. It's not just a Detroit problem, it's a state-wide problem.

We are going to be a very, very long time pulling out of this one.

It's got less to do with race and more with income and education. Saying it the other way around implies that being black makes you inherently predisposed to poverty and crime.

Urban detroit is predominantly low-income and low education, which utlimately caters to crime and urban decay. The fact they the residents are predominantly black is just the statistical evidence of low-income/low education levels.

And the solution according to Kwame is to close schools and lay off cops.

Well he is the byproduct of a large pool of undereducated people voting. My idea for his election slogan was "four more navigators".

Wow - all this Michigan doom and gloom makes me a little worried about the job I just took up there.

I was up there for training a couple weeks ago and even in those three days just the casual conversation with people made me think things were really bad. One of my new co-workers warned me I'd be hearing a lot of that.

I shouldn't be worried I guess - it's a good company and a good job. Are taxes that bad in Michigan? It's an hour commute if I stay in Ohio and live, I was thinking about moving to Ann Arbor and renting a house or a condo since real estate prices are still higher than they should be in that area. If living in Ohio is drastically cheaper, maybe I'll just look for a place near the border to cut 15-20 minutes off the commute.

In defense of michigan, there is one part of the state that is starting to do pretty well. Grand Rapids (And western michigan) has been pretty lucky in attracting a number of businesses and so on. The amount of things being built in and around grand rapids is quite amazing. I know a few years ago the township that my parents live in was one of the fastest growing townships in the country. Grand rapids is also a pretty nice town to live in, I'm not a huge fan of the weather but the rest of the city is making up for it.

Is 8 mile road still the dividing line?

Kind of yes, but i hate to say this... the "line" is moving up into cities like warren and sterling heights too.

Man I just got back from there last week, it didn't seem *that* bad, at least not looking in from an outsiders POV.

weren't you staying not IN the city though?

and, in all, Michigan has a wealth of wonderful natural resources and looking past all of the unemployment, etc, it is a beautiful state.

Indeed. I lived in grand rapids until i was 8 (so, 1997ish?) and continued going to the cottage we owned on Walloon Lake (Petoskey, Boyne City area) every summer until 2005 when we sold it. Property values up there were just skyrocketing. Our lakefront lot, value of the house aside, was over 1 million, just the lot. I don't know much about the market up there now, but we still keep in contact with many of our friends there, and they havn't complained at all. That area up there is beautiful.

This is true, especially (imo) in the Traverse bay, chain-o-lakes, Torch Lake areas (spent many summers in Alden with my cousins helping their shop, the Muffin Tin).

I have been to the Traverse City area...all the orchards and lakes. It is very beautiful. I do not understand why there is not more of a resort or vacation home industry...is it because of the winters?

Stayed in Canton, made a few trips from there to Clinton and Royal Oak but spent the majority of the time in the downtown area. Also won $150 on the $0.05 slots in greektown 🙂!

Thats the political correct version. Detroit will never rebuild and prosper unless there is a change in culture. Either they get their act together and do what needs to be done or we take over and do it for them.

When you cross 8 mile you are entering the jungle.
